Lily Guo: Probably from the media. However, we don't comment on the high-grade real estate investment projects developed by kushner's family business and the incident of encouraging China investors to obtain American green cards through EB-5 projects.

American Chinese TV: What impact do you think Trump's son-in-law's sister's move will have on the EB-5 project? What do you think of this?

Lily Guo: Actually, regardless of Trump's appointment or the influence of the kushner family, the EB-5 bill was postponed every time in Congress over the years, and finally it continued. Therefore, EB-5 is still widely supported by the two parties and the two houses. Trump also understands the role of EB-5 in promoting the US real estate market and infrastructure. In fact, before President Trump took office, there were voices calling for the reform of EB-5 investment immigration projects to raise prices, because a few projects had problems. So these voices have been calling for reform, but because no one can come up with an effective plan. At present, the most common voice is to raise prices and relax 10 thousand visas to 10 thousand families. However, we are also paying close attention to the specific situation.

American Chinese TV: Now EB-5 projects are mixed. How should investors screen these various projects?

Lily Guo: In fact, a good business project generally has the following four characteristics: First, it needs to have a good business prospect; Second, there must be a good location; Third, there must be reliable and powerful developers to operate; 4. Generally, relatively high-quality EB-5 projects will bring certain benefits to investors. When a project meets all these conditions, it can be considered as a mature and reliable investment immigration project.

Take the EB-5 project of "Jackson Apartment for the Elderly in Long Island City, new york" recently launched by American Entrepreneurship Regional Center as an example. The project covers an area of 65,438+06,968 square feet, and will be developed into a mixed-use commercial and residential building with a total construction area of about 65,438+020,000 square feet and * * 65,438+065,438+0 floors. The biggest highlight of this project is that the annual return rate of EB-5 investors is 4%, and interest is paid at the end of the year, and this return rate lasts for the whole application cycle. For example, if the whole cycle from submitting an I-526 application to obtaining a permanent green card is 8 years, investors will get ***32% income, that is, 6.5438+0.6 million US dollars (500,000 US dollars x 4% x 8 = 654.38 US dollars+0.6 million US dollars). Investors can choose to offset the initial issuance fee of $50,000 with the interest income of the previous three years. The EB-5 fund of this project belongs to creditor's rights investment and has sufficient collateral.

American Chinese TV: President Trump entered the White House, and the tough immigration policy gradually surfaced. However, the vague handling of EB-5' s attitude makes people confused about the attitude of the real estate-born president.

Lily Guo: As we all know, before Trump took office, his family had used EB-5 financing for some real estate projects. Developers in the industry generally believe that the EB-5 plan is fully in line with the Trump administration's goal of putting employment first, so it will be further developed.

However, in the face of the immigration ban and strict verification in the United States, why the appropriation bill extending the validity of EB-5 visa can be extended has also become the focus of attention. A White House spokesman responded that Trump had limited room to make a decision on this issue because most of the provisions of this appropriation bill were decided by the government of the 44th President of the United States. Trump extended it to September, but it needs more time to study. Congress may agree to modify and raise the threshold conditions, and Congress is considering major changes to EB-5 project.
