20l6 Urumqi City House Relocation Compensation Standards

1. According to the "Interim Measures for the Supervision and Management of Urban House Demolition Compensation and Resettlement Funds in Urumqi"

Article 6 Demolition compensation and resettlement funds shall be based on the demolished residential and non-residential houses within the scope of demolition. The construction area is determined by 70% of the average price of residential and non-residential commercial housing in similar areas.

Relocation subsidies, temporary resettlement subsidies, and production and business suspension subsidies are not included in the scope of demolition compensation and resettlement funds.

Article 7 All demolition compensation and resettlement funds shall be used for compensation and resettlement of demolished houses and shall not be used for other purposes.

Article 8 The payment of demolition compensation and resettlement funds shall comply with the following regulations:

(1) If monetary compensation is implemented, the demolisher shall submit a monetary compensation agreement and apply for payment of monetary compensation. The municipal demolition office shall promptly handle the payment certificate of demolition compensation and resettlement funds to the demolished persons according to the compensation amount agreed in the agreement;

(2) If the current property rights are exchanged, after the resettlement is completed, the demolisher shall hold the demolition compensation certificate The resettlement agreement shall be submitted to the Municipal Demolition Office for review. The municipal demolition office shall promptly handle the payment certificate of demolition compensation and resettlement funds to the demolishers according to the compensation amount agreed in the agreement;

(3) If the resettlement houses that have not yet been completed are used for property rights exchange, the demolishers shall be in the resettlement building. After the main body of the project has completed 50%, it should be submitted to the Municipal Demolition Office for review with the demolition compensation and resettlement agreement, construction schedule and report requesting installment payment. The municipal demolition office shall issue proof of payment of demolition compensation and resettlement funds in batches based on the progress of the project, and pay 80% of the demolition compensation and resettlement funds when the project is completed;

(4) After the completion of compensation and resettlement, if there is still a balance in the demolition compensation and resettlement funds , should be paid in full to the demolisher.

Article 9 If the demolition compensation and resettlement funds are insufficient for compensation and resettlement, the demolisher shall deposit the shortfall into the designated bank account in a timely manner.

2. Monetary compensation methods for demolition in Urumqi:

(1) House value compensation
