The second kind of land is owned by the state: foreigners can apply for investment and construction land leased by the state through project investment. The lease period is divided into 99 years, 70 years and 50 years. The difference in years is mainly caused by the different stages of the current policy, and has nothing to do with the specific development content.
This kind of land is generally rent-free during the operation period. After the end of the operation period, the land lease fee is paid to the government department every year, which is generally 3% of the annual turnover. This kind of land can be sold, sublet, pledged and inherited, and the land and real estate sold by it need to be allocated by the national land unit for a relatively limited period of time or the house property certificate. In the past three years, the real estate industry in major cities in Cambodia has developed rapidly. Villa property right certificate is different, and the procedures are more complicated. Since the single-family villa is the property right of the real estate, it must be filed with the Cambodian real estate authorities, and the valid certificate given to you is the national standard version.
Every time a residential owner sells, he needs to go to the national real estate department for the record, write down in detail the decoration of the house (including photos) by the previous owner during the settlement period, and transfer it to the next residential owner. In other words, villa buyers will know every change from the initial infrastructure to the inheritance of single-family villas. This kind of rules and regulations are particularly like the real estate management method in western countries-"real estate records".
In order to let foreigners enter the land sales market and obtain more assets, government departments rent large areas of land controlled by the state to foreigners for different periods of 50, 70, 80 and 99 years. These different types of lease features do not determine the service life of the land according to the nature of the building as in most countries (70 years for housing, 50 years for industrial production and 40 years for commercial service).
