A residents' electricity consumption is discharged from the meter box (excluding this box) to the later power consumption point. The low-voltage cabinet (excluding this cabinet) after the electricity meter is used in the elevator room is sent to the later power point (including elevator room lighting).

B. Commercial public electricity is discharged from the low-voltage cabinet to future power consumption points.

2. Equipment power supply

F. All water and electricity pre-embedding and installation works include some changes of construction contents proposed by Party A before construction;

G, after the completion of the construction, assist Party A to fill in all kinds of information including installation, debugging, inspection, acceptance and preliminary completion drawings.

H. For the project content that Party A requests to add or modify in the form of written notice, the expenses incurred shall be implemented in accordance with the terms of the contract, and Party B shall not refuse it, and it must be completed within the completion period negotiated by both parties; Otherwise, Party A has the right to impose a penalty of 2 times of the project cost on Party B, and the subcontractor shall also bear the delay caused by this;

III. Contract Unit Price and Work Content

1. The contract unit price is based on the construction area, and the contract unit price is calculated in 26 yuan/square meter (in words: 26 yuan per square meter). See Article 3 Contract Methods and Article 3, Paragraph 2 for details. The contract unit price includes but is not limited to the project cost, measures cost, management fee and fees (social insurance premium, accident insurance premium, etc.). ), safety and civilized construction measures, profits and other expenses.

4. 5. The unmeasured part shall be handled on time, and the hourly unit price of skilled workers is 100 yuan/man-day, and that of ordinary workers is 80 yuan/man-day (if the project can calculate the engineering quantity and has supporting quota, hourly workers will not be awarded, otherwise it will not be counted).

Fourth, the settlement method

1. According to the work content of Party B, the settlement price of Party A is the lump sum unit price multiplied by the construction drawing construction area confirmed by both parties, and Party B requires that no finishing work be left in the settlement part. The engineering quantity is calculated according to GB/T50353-2005 Code for Calculation of Building Area of Building Engineering.

2. The progress payment shall be paid according to the following nodes:

Party B shall pay all kinds of materials and workers' living expenses in advance for two months. In the third month, report the project progress payment information to Party A according to the work actually completed last month. On the premise of meeting the schedule, quality, safety and civilized construction standards agreed in this contract, Party A shall pay Party B a monthly progress payment (including 40% of embedded parts and 60% of installation parts) according to 75% of the monthly completed workload after accounting. Among them, the later installation part is divided according to the proportion of electricity accounting for 50%, water accounting for 20% and drainage accounting for 30%), the project is initially accepted and handed over to Party A, and Party B provides complete information to Party A, and the project payment can be paid to 90% of the project contract cost within 15 days (within 30 days) after being confirmed by Party A. After the final acceptance by Party A and relevant units, it meets the current construction specifications and contract requirements, and goes through the settlement procedures.

3. When reporting the progress payment, Party B shall report the project progress payment information to Party A on the premise of meeting the schedule, quality, safety and civilized construction standards agreed in this contract.

4. The progress payment can be declared according to the actual amount of the current month for additional and out-of-contract visas, which is 75% of the project amount and 100% of the out-of-contract visa amount.

5. Party B applies to Party A for payment of progress payment according to point 2 above, and fills in the "Confirmation Form for Completion of Construction Task" and submits it to the relevant departments of Party A for signature and confirmation. Party A shall review Party B's application for progress payment within 15 working days and pay the progress payment. In this node, the living expenses borrowed by workers are deducted, and the expenses for handling various documents (badge, pass, safety card, etc.) are handled. ), information provided by Party A, claims for breach of contract, OEM fees, utilities, etc. (those who refuse to sign the claims for breach of contract are regarded as valid claims for breach of contract).

6. When Party B applies for progress payment from Party A according to the contract node, it must fill in the "Construction Personnel Salary Accounting Form" in duplicate and submit it to the company's finance department. The actual total amount of labor fees payable must be consistent with the total amount of wages on the actual payroll, and must be signed by the employee according to his handprint, accompanied by photos or videos of wage payment. If the total salary of Party B does not meet the above requirements, Party A has the right to refuse to pay.

7. Without the permission of the person in charge of Party A's site, Party A shall not engage in any other work, otherwise Party A will not pay the fees. If the hourly work is arranged by the project department, it shall be calculated as skilled worker 100 yuan/man-day and ordinary worker 80 yuan/man-day (every man-day shall be calculated as 8 hours, and every hour shall be calculated as 1.5 working hours from 12 to 6 o'clock the next day).

8. If Party B's project quality and progress can't meet Party A's requirements, Party A can adjust Party B's workload according to the needs of the project, and Party B shall not claim any time limit and expenses.

9. Party B's personnel shall bear the expenses for handling various certificates themselves. If Party A pays in advance, it will be deducted at the time of settlement.

Verb (abbreviation for verb) project quality

1. The quality of the project contracted by Party B shall be based on the construction drawings and descriptions, construction scheme, design changes, technical disclosure and work instructions, current construction and acceptance specifications and industry standards confirmed by both parties.

2. Party B must obey the command of Party A's management personnel, do a good job in technical disclosure of workers, and carry out construction in strict accordance with the above agreed standards; If there are quality problems in the construction due to Party B's reasons, Party B must unconditionally take relevant remedial measures for free until the quality hidden dangers are eliminated, and compensate for the losses caused to Party A, and the construction period will not be postponed. Party A has the right to decide whether to terminate the contract according to Party B's remedy for the construction quality; Party A may also terminate the contract directly without requiring Party B to take remedial measures, and Party B shall bear the remedial expenses and compensate other losses caused to Party A as a result.

3. Party B shall notify Party A of the acceptance procedures for concealed works and intermediate works 4 hours in advance after passing the self-inspection. If Party B enters the next working procedure without acceptance, the sub-project will not be settled; If it causes losses to Party A or constitutes a breach of contract, Party B shall bear corresponding responsibilities.

4. After the sub-project construction is completed, Party B must conduct self-inspection and report to Party A for acceptance only after it is qualified. If Party A fails to pass the first acceptance, it may issue a rectification notice within a time limit, requiring Party B to complete the rectification within a time limit and submit it to Party A for acceptance; If Party B fails to complete the rectification within the time limit or fails to pass the second acceptance by Party A, Party A has the right to impose a fine of 1 000 yuan on Party B and notify Party B to terminate this contract, and settle accounts for Party B according to 70% of the completed qualified projects, and go through relevant exit procedures within a time limit.

5. If Party B fails to meet the quality/technical requirements required by various construction technical specifications/specifications of this project, and still fails to meet the relevant acceptance standards after rework or modification, Party A has the right to reduce the work content of Party B's construction scope or terminate the subcontract. All expenses incurred by Party A's entrusted rework or modification plus 65,438+05% management fee shall be borne by Party B, and Party B shall compensate all losses caused to Party A therefrom.

6. If Party B's construction quality fails to meet the specification requirements, it will not be settled if it is expelled from the site, and the labor cost of engineering quantity will be used as the economic compensation of Party A. ..

7. Party B shall strengthen the education on workers' quality, safety and civilized construction, and improve their awareness of quality, safety and civilized construction.

8. Party B shall organize the construction in strict accordance with the weekly progress requirements of Party A and sign the work task list. If it is necessary to work overtime or add people, Party B shall actively cooperate and shall not shirk it for any reason. If the construction period is delayed due to Party B's labor shortage, Party A has the right to claim the penalty of RMB 65,438+RMB 0,000 ~ RMB 5,000.

VI. Project Duration

1. Duration:

2) Party B shall, within the time limit specified by Party A, arrange the increase or decrease of personnel by itself on the principle of ensuring that the construction requirements are met. In case of any of the following circumstances, Party B shall apply for extension of the construction period within 24 hours, and extend the construction period according to the actual situation after Party A's consent, otherwise, it shall be punished according to the requirements of the reward and punishment clause for delay of the construction period.

A. Before the commencement of construction, Party A cannot hand over the site and connect the water and electricity on time;

2. Timetable:

Seven. Building safety

1. Personnel entering the site must do a good job in safety education, do a good job in written safety disclosure and safety measures in time, construct in strict accordance with the current relevant safety operation procedures, implement the company's and the construction site's relevant safety production system (punishment standard), and use electrical appliances to be managed and operated by special personnel. Party B shall be responsible for any industrial accidents caused by violation of regulations.

2. Party B must have a special person responsible for the safety management and monitoring of the construction site, and do a good job in safety self-inspection and rectification in time.

3. If a safety accident within 3,000 yuan is caused by Party B's mismanagement, Party B shall be independently responsible; Party A shall be responsible for 50% and Party B shall be responsible for 50% of the safety accidents above 3,000 yuan.

4. Party B's workers are forbidden to connect wires, sockets and electric furnaces without permission; If the tap is turned on, each person will be fined 100 yuan, which will be deducted from the project payment.

5. Party B is responsible for the labor insurance supplies, labor insurance benefits and other expenses of workers.

Eight. Rights and obligations of Party A

4. Provide survey control axes and elevation points, conduct technical disclosure, organize the blue prints.the design, and uniformly arrange the collection and completion acceptance of technical files.

5. Coordinate and solve the temporary facilities for production and living, water and electricity for construction and the construction site that Party B does not use independently. ..

6. Provide drawings and design changes on time, deliver materials and equipment in time, provide construction machinery and equipment, turnover materials and safety facilities to meet the construction needs.

7. After Party B's workers enter the construction site, Party A shall educate them on law-abiding, fire safety and internal management system of the enterprise, and supervise and inspect them.

8. Be responsible for contacting the general contractor, supervision, design and relevant departments, and coordinating the working relationship on site.

9. Party A shall provide Party B with a board room for Party B's accommodation. The living standard of each room is 2K×3K board houses with 9 people and 2K×4K board houses 13 people. Each board house provides 100 kwh of domestic electricity free of charge every month. Party B shall be responsible for the extra electricity fee and deduct it from the next progress payment. Before signing this contract, Party B shall fully consider this expense according to the number of its own workers, so as to save electricity. 10. Party A is responsible for providing the cooperation of existing tower cranes, construction elevators and other large mechanical equipment.

In the process of construction, Party B must obey the overall management of quality, progress and safety by Party A, the supervisor and the owner's representative, and all construction management shall be carried out in strict accordance with the standards stipulated by Party A's enterprise quality assurance system. In order to determine the management quality and intensity of each work, if Party B's personnel violate the safety operation rules and civilized construction regulations and other accidents caused by reasons other than Party A's, Party B shall bear all legal responsibilities and economic losses and compensate Party A for all losses. When Party B enters the site for construction, it is required to submit the List of Construction Personnel, two copies of ID cards of the personnel entering the site and recent photos, and provide valid ID cards for the workers to check one by one. The age of Party B's construction personnel must be between 18 and 50 years old. It is strictly forbidden for patients with occupational diseases such as hypertension and acrophobia who are not suitable for aerial work to enter the construction site. The roster must be signed by the worker himself and printed by hand. If Party B adds or subtracts workers, it shall immediately provide Party A with the roster of personnel changes, otherwise Party A has the right to refuse to pay the personnel of Party B who have not gone through the relevant formalities.

5. If Party A provides Party B with uniform safety helmet (yellow), safety belt and work clothes, etc. This fee shall be deducted from Party B's current project payment.

6. Before Party B's personnel enter the site, they shall submit a power of attorney to Party A for filing. If Party B's workers fail to deal with it, Party A may consider that the workers are not working on site and their wages will not be paid. The power of attorney is an integral part of this contract.

7. If Party B breaches the contract or withdraws midway, it shall not claim the withdrawal fee and compensation for any reason. 50% of the completed workload shall be paid to Party B as the settlement project payment, and the remaining 50% shall be regarded as the claim for breach of contract. The unfinished sporadic workload shall be deducted from Party B's project payment by three times the labor price.

8. Party B is absolutely not allowed to fight when entering the construction site, otherwise Party A has the right to claim a penalty of not less than 10000 yuan from the fighting parties; Party B shall not stop work, cut off electricity, climb tower cranes, block roads, block construction units, block government agencies, etc. for any reason, such as default in project payment. 10. If Party B's field personnel do not obey the instructions of Party A's management, Party A has the right to claim a penalty of RMB 1000 ~ 10000 each time. If the circumstances are serious, Party A has the right to terminate the contract, and the completed workload shall be settled at 50%.

12. Party B is responsible for the necessary protection of all finished products and semi-finished products completed by itself, but does not charge extra fees.

13. After the delivery and other processes are completed, if any construction quality problems are found in this subcontract, Party B shall send personnel to modify and deal with them in time, and the expenses arising therefrom shall be borne by Party B. If Party B still fails to meet the national project acceptance standards after modification, Party A has the right to entrust others to complete the modification, and the expenses incurred shall be deducted from the subcontract project payment according to the double standard.

14. Party B shall not allow personnel unrelated to the construction to enter the construction site and living quarters, or stay with family members and unrelated personnel or children in the living quarters. Otherwise, once discovered, Party B shall bear the liability for breach of contract by one person for one day (or one person for one time), ranging from 100- 1000 yuan/time.

15. Party B shall not make a fire to cook in the construction site and living quarters, and shall not connect wires in the dormitory without authorization. Otherwise, once it is discovered, it will claim a penalty of 200 ~ 1000 yuan, and the cookers, cookers and high-power appliances will be confiscated.

This contract shall come into effect as of the date when the representatives of both parties sign and affix their official seals (or the representatives press their fingerprints), complete all agreed contents, settle the project price, expire the warranty period and terminate after Party B fully fulfills its warranty obligations;

XI。 Methods of resolving contract disputes

In case of any dispute during the performance of this contract, both parties shall settle it through friendly negotiation. If negotiation fails, the following methods can be adopted: (1) submitting to the Arbitration Commission for arbitration, (2) bringing a lawsuit to the people's court where Party A is located, and (3) bringing a lawsuit to the people's court where the construction site is located.
