I started to be the cleaning foreman in the property department on May 18 this year. Responsibilities: Responsible for daily cleaning, regular disinfection and garbage removal of parks A, B and D, supervision and management, land reclamation and daily sanitation and cleaning services of property office areas and E, F and G received at the end of the year. The wide management scope and scattered personnel have brought great difficulties to the management work, but it has not changed my work enthusiasm, which is both a challenge and a rare opportunity to exercise. First, land reclamation.
At the beginning of the work, the focus of the work was land reclamation in the public areas organized by ABD. Due to the tight time and much maintenance work, it has brought great difficulties to land reclamation. Basically, during the whole period, land reclamation and large-scale maintenance work were carried out at the same time, which caused the secondary pollution and repeated cleaning of the completed land reclamation area.
The reclaimed water system was not opened until the owner concentrated on it, which undoubtedly had a great impact on land reclamation. However, under the coordination of Manager Wang of the Property Department, after many communications, I contacted the general contractor to transport the large pieces of construction waste as far as possible, and I arranged for a small amount of construction waste to be cleaned up by land reclamation personnel. In addition, I temporarily borrowed fire water for land reclamation through coordination.
Daily on-site supervision and inspection, rectification and rework, and item-by-item inspection before the owner goes through the formalities of moving in ensure the smooth completion of land reclamation. At the same time, when EFG Group took over at the end of the year, it was freezing, and most of the time it could not use water, overcoming many difficulties and completing the land reclamation work.
Second, the daily cleaning work management
As a grass-roots worker, cleaning has many problems, such as older age, low education level and high mobility. Because this project is a villa project, the working environment is only a park and a garage, the conditions are relatively bad, and the area under everyone's jurisdiction is also very heavy.
In addition to regular in-depth corporate culture training on company background, management system and company leaders, property management companies also have cross-training and cycle training with cleaning company's own work system training. And in the cleaning company to carry out cleaning tools and cleaning skills training, regularly organize oral assessment one by one, to ensure that everyone improves as soon as possible.
There are also cleaning staff who pay more attention to their rest and diet during their daily work, contact the engineering department to build a cleaning lounge in the garage, and distribute heatstroke prevention and cooling drugs during the high temperature in summer, so that everyone can work with peace of mind.
Since 10, due to the indoor cleaning of the construction party, my property management department has dispatched personnel to clean up the garbage after construction within two months under the condition of tight personnel. 175 times, and cleaned up the construction garbage in public areas for more than 200 times during the maintenance period, which ensured the sanitary requirements of the indoor and public areas before the owner moved in after the construction.
At the same time, combined with the detailed rules of actual work, summarize and constantly modify various cleaning rules and regulations in daily work. It has successively updated the company's cleaning operation instructions, formulated and revised a series of management regulations, detailed rules and specific measures, so that the management division of labor is clear and the responsibility lies with people. According to the field situation, the post division, work flow, responsibilities, safety operation norms, emergency plans and other contents of cleaning personnel were formulated.
Similarly, in order to check the work of employees at any time, the supervisor of the outsourcing company fills in the working day report and the cleaning patrol checklist I fill out every day.
I combine the daily employee's work performance, problems found and rectification, communication and cooperation with other departments, and work log on a piece of paper, which reduces a lot of paperwork for me and makes up for the current situation that I am the only one in the cleaning department who visits and checks through communication with the security supervisor, the supervisor and the greening supervisor.
Understand their work and quality through records and lists, so as to be well aware and well documented, and keep them on file for future reference. Work closely with customer service department to handle two complaints about household cleaning problems and take corresponding measures in time to avoid the recurrence of the same problem. Communicate and cooperate with the staff of the sales office and the club to successfully complete the reception task of the superior leaders.
Third, regular disinfection work.
In the routine disinfection work, the company proposed to purchase drugs and equipment by itself, arrange personnel to collect information and consult professionals, and make a set of operating procedures and a list of drugs and equipment suitable for the current situation of the project, which saved the cost. At the same time, it cooperated with the mosquito killer installed in the garage and the weekly disinfection frequency, and achieved due results, and made written records for archiving. Gradually improved the environmental problem of mosquitoes in the park garage.
Fourth, garbage removal.
Since July 1, the garbage removal company has officially entered the market. In the early stage, it was mainly domestic garbage. With the increase of occupancy of owners and decoration households, construction waste has accumulated in the garage of each household, so there is another garbage patrol in daily work. Make a good estimate and contact the wrecker to enter the site in time. Some decoration companies mix building materials with garbage dumps. In order to prevent accidental demolition, I designed a form, which was signed by the demolition personnel and the person in charge of the site. At the same time, I also informed the front desk to contact the owner to ensure double insurance.
Looking back on the work in the past six months, with the help and care of the superior leaders, although some achievements have been made, the preliminary cleaning work of the park and clubhouse has been on the right track.
However, there is still a certain gap with the requirements of leaders at all levels of the company, and the management level and communication ability are still lacking. Sometimes things are not calm enough, and sometimes rushing for success will be counterproductive. These shortcomings require me to strengthen my study, guide my work with what I have learned, and strive to repay the trust of leaders with better results.
In the new year, I will strive to do the following with more enthusiasm and positive working attitude:
1. Strengthen the study and improvement of business knowledge and corporate culture, innovate working methods and improve various management regulations.
2. Strengthen the communication with the company director, improve the cleaning service quality and work efficiency, and strengthen all aspects of training.
