For this phenomenon, many real estate developers have now launched a refined decoration house, or a plan to buy a house for decoration. Buy a decorated house, okay? Personally, unless you buy a model house decorated by a developer, it is better to buy a house and decorate it yourself.

▲ Why is the developer's model house worth buying? According to my contact and understanding with the construction site for many years, I analyzed the following reasons:

(1): The design of the model room is unique. Each building will design 1 ~ 2 sets of model houses for buyers to visit after the house is built for a certain period of time. The purpose of doing this is to show the advantages of your apartment as much as possible.

When decorating the model room, the developer will pay some well-known designers to design it. It can be said that the design of each model room is unique.

(2) The material of the sample room is also a good material. After designing the decoration style of the model house, the developer has very strict requirements on the decoration materials. Because not every property is robbed from the beginning of sales.

Some properties may take several years from the opening to the sale, and the effect of the model house also determines part of the sales effect, so it is impossible for developers to choose low-grade materials to decorate the model house, and it is not allowed to turn over the model house for material reasons.

(3): The decoration requirements of the model house are strict. The materials of the model house should be purchased according to good materials, and the developers are more strict with the decoration construction. Compared with the face project of developers, the requirements for construction workers are almost master-level, because they care more about the quality of decoration.

Summary: the developer's model room is almost built with all his strength, and he is very particular about design, materials and construction. But according to my observation, unless you have a considerable relationship with the developer, it is difficult to buy a model house.

▲ Why not buy a finely decorated house (1): The finely decorated houses launched by the developers have similar design styles, and the decoration of the same apartment is similar, without much change. This is because developers will not ask designers to design each house separately in order to reduce costs. In a word, mass production.

(2): The material quality is difficult to control. As mentioned above, finely decorated houses are mass-produced, and so are decoration materials. When purchasing large quantities of decoration materials, developers buy them in bulk and will not buy those high-quality materials. It's good to have a conscience.

(3): The construction technology is uneven. It is impossible to hire one or two professional decoration companies, and sometimes it will be subcontracted step by step, so the technical content of each type of work is also high or low.

Although developers also have their own quality inspection team, they pay more attention to the final acceptance link, and some do not pay attention to some details in the decoration. In general, it is a face project.

Summary: Open-faced projects pay attention to face, while some concealed projects are often ignored because they are invisible after decoration.

▲ What aspects should be paid attention to when buying a decorated house (1): The overall indoor wall quality is a big aspect, including the wall quality, whether there is peeling, cracking, peeling and moisture regain. Whether the ceiling lines are smooth and the corners are cracked.

(2): Check the floor quality to see if the floor tiles are empty, warped and damaged. Anti-skid effect and drainage effect of bathroom floor tiles, and leakage protection of bathroom water heaters.

(3) Quality of doors and windows Generally speaking, the quality of doors and windows is not obvious. The main concern is whether the doors and windows open smoothly, the waterproof performance of doors and windows, the sound insulation effect, and the waterproof measures of doors and windows.

(4): In terms of hydropower, hydropower pays attention to the switching performance and design of electricity, and the hardware accessories of water can be felt by hand, but this is only the appearance, and the real quality can't be seen.

Conclusion To buy a house, it is better to decorate it yourself. I can always master the design, material selection and construction survey. After all, the house is related to my own vital interests and cannot be abandoned at will.
