What is the process of property delivery?

1. Notify the seller to vacate the house.

Inform the owner to vacate the house according to the time agreed in the contract. On that day, the buyer, the seller and the broker are all present. If there is a tenant, notify the tenant to be present. The buyer carries the property deposit, a copy of ID card and a copy of the new house. Sellers carry bills, fuel cards, electric cards, keys, etc.

2. Inventory equipment

For example, inspection of ancillary facilities, equipment, decoration and acceptance of household appliances and furniture. It is suggested to pay attention to the acceptance of the above matters when handing over the house, in which problems such as sewer blockage and wall seepage are easily overlooked.

The attached household appliances and furniture should be accepted according to the contract. It is suggested that the number and brand of donated furniture and household appliances should be clearly defined in the contract, or video materials should be used as an annex to the contract.

Step 3 calculate the cost

(1) Settlement of living expenses

Usually, when the second-hand housing property is delivered, the living expenses such as water and electricity need to be settled, such as water meter detection, taxes and fees, settlement, etc. Electricity meter inspection and electricity bill settlement.

(2) Gas meter detection and gas cost settlement

When the property is delivered, the gas fee needs to be settled. If the gas meter is card-type, insert the card into the meter and read the remaining figures to settle the related expenses; If it is "meter reading", read the meter number and find the last payment voucher for the car.

(3) Property agreement change and property fee settlement

When the second-hand house property is delivered, the buyer and the seller need to settle the parking fees, health fees and other related property expenses at the property company where the house is located. At the same time, the property agreement should also be changed.

4. Cable TV transfer and cable TV fee settlement

Cable TV generally implements the system of "one card per household", so when handing over the house, the owner needs to provide the "cable TV fee receipt certificate" and "cable TV initial installation certificate" of last month. With the above two materials and the new Property Right Certificate, go through the transfer formalities at the cable TV station in the street where the house is located.

5. Household registration transfer

Generally speaking, it is required to move out of registered permanent residence before handing over the property. If there are special circumstances, the seller can't move out of the account for the time being, and should also make a written commitment. If allowed, you can leave a part of the deposit to limit it.

6. Sign the property delivery confirmation.

After the delivery, the next process is to sign the property delivery confirmation. Then the buyer returns the property deposit, and the seller provides invoices for various expenses. I advise all buyers not to remember this.

7. Change the name of the attribute

After all the above six steps are completed, there is only one last step, that is, changing the name of the property. In fact, the handling method is very simple, that is, the buyer can bring the property certificate to the property company to change the name of the house.
