I. Rights and obligations of Party A and Party B

(II) Rights and obligations of Party B
1. Enjoy the right of independent management according to law within the business scope agreed in the Commodity House Sales Contract, obey the unified management of Party A and the unified planning and layout of the overall business format, consciously cooperate with the promotion activities organized by Party A, and maintain the overall image of Xiexin Changshou Hundred Years Plaza.

3. Strictly abide by the relevant laws and regulations of the state, protect the interests of consumers, operate with certificates, pay taxes according to law, and pay administrative fees for industry and commerce.
4. Actively participate in the fire drill and training organized by Party A, ensure the fire safety in the business area, and bear the corresponding fire responsibility.

6. Violation of the agreement to store tenants, users and visitors? Be jointly and severally liable for the losses and damages caused by the management system of Changshou Centennial Plaza.
7. Consciously cooperate with Party A's daily affairs management, publicity and education and cultural work.
8. When the owner rents out the store, he shall notify Party A in writing in advance, and sign an entrustment management agreement with Party A. Before signing this agreement with Party A, all responsibilities shall be borne by Party B. ..
9. Bear all civil liabilities caused by Party B's actions.
Second, the cost standard and payment method
(1) Decoration deposit

Article 17: Party B has the obligation to assist the state law enforcement personnel in exercising their functions and powers, and shall not commit any illegal acts such as obstructing the state law enforcement personnel from performing official duties or perjury.
Article 18: Party B must do a good job in self-prevention such as fire prevention, theft prevention, pickpocketing prevention, fraud prevention, vicious cases prevention and natural disasters prevention in the store, take good care of the goods and lock the doors and windows when closing the store. (3) Management Agreement for Mechanical and Electrical Facilities and Equipment of Shopping Center

Article 27: If Party B's telephone breaks down, it shall ask the telecommunications department to repair it or entrust it to Party A for management, and shall not dismantle and repair it without permission.
Article 28: During the operation of the air conditioner, the window at the outer edge of the shopping center needs to be closed, and Party B shall not adjust the air inlet and outlet or block the air outlet with objects without authorization. If it is really necessary to adjust the air conditioner, a written application can be submitted to the management department of Party A, and it can only be carried out after approval.

After completing the clearance procedures, Party B shall enter the store in strict accordance with the decoration specifications of the owner/property user, and take noise prevention measures after closing, so as not to affect the business and life around.
Article 33: Houses, facilities and equipment, etc. Must be repaired in time. When Party B needs to give up its business premises, Party B must cooperate unconditionally. If the site and facilities need to be dismantled or stopped due to urban construction and market transformation, Party B shall unconditionally obey and cooperate.
Article 34: Party B shall not tear up, smear or damage the seals, notices, publicity and notices set by Party A without authorization, and shall not damage or move all kinds of notices, warning signs and guide card.
Article 35: It is forbidden to bring all kinds of pets and poultry into or out of the shopping center.
Article 36: According to the regulations, Party B shall pay all the fees payable to Party A on time and shall not default.
Article 37: such as Party B's family, visiting guests, temporary workers (such as salespersons, porters, nannies, etc.). ) or the lessee or user of Party B's store violates the provisions of this agreement, Party B shall bear all the responsibilities.
Fourth, the liability for breach of contract
Article 38: In case of violation of relevant regulations, Party B shall pay a penalty of 100- 1000 yuan to Party A, and bear all the compensation responsibilities. Late payment fee (3‰/ day) will be added. If payment is not made after three days, Party A may take all necessary measures for Party B's booth.
5. This agreement is made in duplicate, each party holds one copy, which has the same legal effect. It shall come into effect after being signed by both parties, and shall come into effect after Party B has gone through relevant formalities and left the mall.
Matters not covered in this agreement shall be settled by both parties through consultation.
