Legal analysis: Personal injury in residential areas is divided into two situations. Owners suffer personal injury caused by public facilities in residential areas or damage caused by third party infringement. If the property or personal injury of the owner is caused by public facilities and other objects in the residential area, which is caused by the fault of the property service enterprise, the property service enterprise shall bear the corresponding liability for compensation.

Legal basis: Article 35 of the Regulations of People's Republic of China (PRC) Municipality on Property Management, a property service enterprise shall provide corresponding services according to the stipulations of the property service contract.

The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.
