We are the major shareholder of Yushui Dandi Phase I and Phase II developed by your company. Last year 10 and this July, we purchased the housing products of Yushui Dandi. The foundation of the house was just laid when the first phase product was subscribed. During this period, the development company vigorously promoted the Yushui Dandi project. We bought Yitian's house because we believed in Yitian's propaganda and commitment. In June this year, some owners went to the construction site to watch the construction quality and progress, and found that part of the project of 12 building was reworked, and the cement column on the second floor on the east side was skewed. There is a similar situation in other buildings, and there is a problem with the quality of the project. At that time, it was reflected in the owners' group and can be checked. Around July, for some unknown reason, the project stopped working for a long time, so I asked the sales office for unknown reasons. 10, the enclosure of the construction site was removed, and the owner went into the building for inspection. Owners generally reflect that the following problems exist in the Yushui Dandi Project:
First, the propaganda is exaggerated. Yitian Company is a brand attracting investment from the high-tech zone government. Many promises have been made in the publicity for the development of Yushui Dandi project, such as "Yongchunjiang Permanent Wetland Park", "Sapphire Necklace" and "plot ratio 1.0". Where are these things? According to research, there is no permanent wetland park at all, and there is not even water. We even questioned how the plot ratio of 1.0 was calculated. Now it seems that this irresponsible propaganda of Yitian Company is a kind of fraud to the owners to some extent, which deeply hurts the owners.
Second, the propaganda commitment is inconsistent with reality. When buying a house, we were told: "The Yushui Dandi project implements' separation of people and vehicles', and cars are not allowed on the ground. This is the case with Shenzhen Yitian products. Among all the communities in Changchun, this kind of diversion of people and vehicles is the first. "
There is no car on the ground, little pollution, low noise and no traffic danger, and the high-quality service (expected) that Yitian property may bring in the later period has become one of the main reasons for the owners to buy Yitian products, and we chose the 7 th and 8 th buildings with the highest price in the community for a quiet, comfortable, peaceful and tasteful living environment. But today, what Yitian provided us turned out to be an unsafe living environment (the entrance doors of Buildings 7 and 8 face north), and inferior by-products such as "tail gas, noise and pollution" were added to our high-end and high-priced products. Our owners protested strongly, demanding that Yitian keep his promise and give our owners justice, a "unity of mouth and heart"
Third, cut prices at will, hurting early owners. When we bought a house, the salesperson said "it will definitely increase in value" and it is impossible to reduce the price. However, the actual situation is that the starting price of Yushui is from 7,200 to 6,000 to more than 5,000, and now it starts at 4,800 yuan, while the overall house price in Changchun has not dropped significantly in the same period. If the current price is true, then the sky-high price spent by our previous owners is cheated. The noble residential area with plot ratio 1.0 advertised by Yitian is a big lie. At that time, a group of foreigners were invited to hold a grand opening ceremony to fool us, but now what we see is ordinary floor area ratio, low-grade building materials and poor quality! A low-grade house with ugly appearance like "moving back to the building"! It's outrageous that Yitian is so wanton in making fake!
Fourth, the quality of the project is worrying. The owner found that:
(a) Many cement columns are skewed, so they have to be reworked and re-poured, typically the window columns with rounded corners near Lengshan;
(2) After completion, some floors are damaged and re-poured, and the quality is difficult to guarantee. Typical examples are some households in building 12;
(3) Windows are shifted up and down, left and right, not in a horizontal line, with different sizes, and cement window beams and window frames are smashed in many places, resulting in cement stress damage;
(4) The pockmarked surfaces of beams and columns, the expansion of formwork and the exposure of steel bars can be seen everywhere, and the phenomenon that holes are filled with sundries can be seen everywhere;
(5) The distance between the fixed points of geothermal heating pipeline should be 0.7- 1.0m for straight pipe section and 0.2-0.3m for bent pipe section, but the construction team did not fix it at all. What about the spacing?
Five, cheat perfunctory construction. The owner found in the inspection: First, the distance between the plastic-steel window and the wall is too large, and the poor means of blocking with sundries and styrofoam can not guarantee cold protection and fixation. Secondly, in the case that the external wall insulation board has been completed, it is not a whole to stick "patches" everywhere at the joints of windows because of the displacement of windows during construction, which is a common problem. Third, when doing geothermal, some heating pipes floated up because of the crowds and trampling on the site, and the construction workers pressed them down with paper shells. No fixed measures were taken to shift the heat pipe, which affected the heating.
Sixth, cut corners. Here, the owner checked the group purchase of the high-tech zone management Committee and found that the group purchase is very different from the geothermal energy of the same area made by our owner. There are 9 heating pipes for the group to buy a house, here are 6, and 3 are missing. This shows that the treatment is unfair, the second is to cut corners, and the third is that the quality of heating is difficult to guarantee. More seriously, the thermal insulation benzene board selected by the developer is a fireproof material, which is not as good as the fireproof benzene board used in the government greenhouse project and does not meet the requirements of the specification. Developers rely on the "land price group purchase" for relevant units, and they have nothing to fear and cut corners!
Seven, poor quality of building materials. When buying a house, the sales girl said that the residential positioning is a high-end product, and the plastic windows and paints selected as a result are unknown low-end brands. It is far from the "high-end" of propaganda!
