What conditions can I discount the property fee?
1. If there are uncompleted residential flats in the community, you can apply for property fee concessions. Due to the reasons of the development and construction unit, the property management residential quarters are developed in stages and delivered in batches, which has caused environmental pollution such as noise and dust to the owners who moved in early. The property management service fee paid by the owner shall be less than 0.5% to 30% of the prescribed standard;
2. For unoccupied or used properties, a 30% discount can be given. For the property that has been completed due to the development and construction unit but has not been sold or delivered to the property buyer on time, the property service fee shall be paid in full by the development and construction unit. For the property that the owner has not moved in or used after moving in, the owner shall inform the property service enterprise in writing, and the property service fee shall be paid by the owner according to 70% of the prescribed standard. If the property is rented out or used in other ways, the property service fee shall be paid by the owner or user, but the ultimate responsibility shall be borne by the owner. Once the house is renovated, it is regarded as occupancy;
3. There is no service charge for houses that are not included in the real estate area. The service fee for the property management company shall be calculated according to the construction area registered with the house ownership certificate (except for the garage and attic, it shall be halved); If it is not certified, it shall be calculated by the building area in the sales contract or the building area actually measured by the real estate surveying and mapping department. Attached houses not included in the property area shall not charge public service fees.

A property service contract is a contract in which the property service provider provides the owner with property services such as the maintenance of the building and its ancillary facilities, the management and maintenance of environmental sanitation and related order, and the owner pays the property fee.
Property service providers include property service enterprises and other managers.

The contents of the realty service contract generally include service items, service quality, service fee standards and collection methods, use of maintenance funds, management and use of service places, service term, service handover and other terms.
The public service commitment made by the property service provider in favor of the owner is an integral part of the property service contract.
