Pingdingshan's housing price rose first in the country. Can locals still afford a house?

Faced with this steady and rising house price, many people say that there is great pressure to buy a house now, but some people say that we can afford it even if the house price rises again.

On August 15, the National Bureau of Statistics released the statistical data of the sales price changes of commercial housing in 70 large and medium-sized cities in July 20 19. Overall, in June, the price of new commercial housing in 60 cities rose month-on-month, three cities less than that in June. Among them, Pingdingshan jumped to the top with a month-on-month increase of 1.6%.

Yan Yuejin, research director of the think tank center of Yiju Research Institute, told Ai Finance that from the list of cities with rising housing prices, Pingdingshan's property market policy is relatively loose. Prior to this, the adjustment of property market policies in cities such as Kaifeng and Luoyang in Henan often caused changes in housing prices in some cities in the province. Housing prices in Pingdingshan rose first, indicating that housing prices in some non-hot cities also began to rise, and it is necessary to strengthen control in the future.

In the data of July, the price of new houses in Xi 'an rose by 25.3% year-on-year, leading 70 large and medium-sized cities for eight consecutive months.

As early as June 20th, Xi 'an issued a regulation policy, setting the threshold for newly settled residents as "settled full 1 year, or continuous payment of social insurance (or personal income tax) full 12 months", and raising the threshold for non-registered residents to five years of social security or tax payment certificate. In addition, Xi also included Lintong District in the scope of housing purchase restriction.

Even so, in July, Xi 'an's house price rose by 1.4%, which was only 0.2% different from Pingdingshan's first month-on-month increase.

Regarding the possibility of future housing price changes in Xi 'an, Yan Yuejin believes that considering the continuous tightening of Xi 'an's recent policies, especially in terms of talent settlement and suburban purchase restrictions, it is expected that the increase of such houses in Xi 'an will also narrow in the future.
