Step 1: Receive the notice of repossession.

Step 2: Make full preparations before repossession, and be careful not to leak.

Then it is necessary to find out the purchase contract, carefully study the delivery agreement in the contract, and fully understand which subject matter the developer must deliver and what the buyer's rights and interests are. Step 3: Verify

The developer should be required to show the quality certificate of the construction project, and ask for the house instruction manual, the house quality guarantee, the comprehensive acceptance certificate of the real estate development and construction project, the completion acceptance record form (red refers to two books and one table, which is also the building acceptance document that needs special attention when repossession), and various related acceptance forms, such as the handover form for household inspection (the functional division of the room and the subject matter list all the acceptance conditions in detail).

Note: Without the corresponding certificate, buyers can choose not to repossess the building. If it is really necessary to recover the house, the word "None" shall be used.

1. The developer and the property verify the owner's materials. Both parties confirm the process of house expropriation.

2. The owner receives the record form of completion acceptance, residential quality guarantee, residential instruction manual (these three items must be original) and technical report of housing and land surveying and mapping, and the developer will explain it.

3. The comprehensive acceptance of the new house by the owner is the most important part of the house inspection.

4. The owner raises questions, improvement opinions or solutions to the problems existing in the acceptance. The two parties reached a written agreement through consultation to solve the problems existing in the delivery of the house according to the contents of the agreement. If it cannot be solved within 15 days, both parties shall reach a written agreement on the solution and time limit.

5. The developer shall issue a survey report on the measured area, and both parties shall settle the remaining house payment, various expenses and liquidated damages after confirming the area error.

6. The owner receives the key to the new house and signs the "Receipt of Residential Key".

7. Sign a property agreement with the property company, pay the property fee to the property company and ask for an invoice or a receipt confirmed by seal.

8. Handle matters related to property right certificate. If the owner entrusts the developer to handle the property right certificate, the developer can collect the deed tax and the registration fee of the house property right. The amount of agency fee shall be negotiated by both parties. The owner also has the right to refuse the agency.

Second, what matters should be paid attention to when closing the house?

1. About the closing time. The general real estate agent informs the small owners to pay the house early, and it is recommended not to accept the house on the first day or the second day. Because there were many people who came to collect the house at the same time on those two days, the people who accompanied the acceptance of the house would not have enough time to accompany the house carefully. You might as well choose the third or fourth day.

2. You can go to the property management department to check the information, including residential quality guarantee, residential instruction manual, completion acceptance record, pipeline distribution completion diagram (water, strong electricity, weak electricity, structure), area measurement table, etc. It should be noted that the first four files can be taken away. Among them, the residential quality guarantee, residential instruction manual and completion acceptance record form must be original.

3, pay attention to verify the area, the contract and the price of more refund and less compensation. First of all, it is necessary to confirm whether the attached drawings of the sales contract are consistent with the reality, whether the structure is the same as the original design, whether the housing area has been measured by the real estate department, and whether it is different from the area agreed in the contract. Check the house sales contract and see if there are any mistakes. Note that the error should be set at 2% to 3% when signing the contract, and it is recommended not to exceed 5%.

4. The property can demand payment of property fees and other expenses. However, according to the latest regulations of the Construction Committee, developers are not allowed to pay property fees in advance as a condition for repossession. Payment can be made after acceptance.

5. When receiving the key from the property, ensure that the floor key, access control key, email key, water meter key and electricity meter key are complete.
