Three. Rights and obligations of Party A

1. Party A guarantees that the house is free from property disputes and can be used normally, and has obtained the written consent of the spouse or other property owners to rent the house. After the expiration of the lease agreed in this contract, Party A agrees that Party B has the priority to lease under the same conditions.

2. During the lease period, if the property right of the house is transferred or the house needs to be repossessed in advance, Party A shall notify Party B _ _ days in advance, and the rent for the current month shall be exempted.

Four. Rights and obligations of Party B

1. Party B shall use the house for residence or office, and shall abide by the national and municipal regulations on house use and property management. During the lease period, Party B can carry out renovation without damaging the load-bearing structure of the house, and return the house to Party A when checking out according to the renovated structure. If Party B damages the load-bearing structure, it shall compensate according to the actual loss.

2. Party B guarantees to pay the rent, property management fee, water fee, electricity fee, gas fee, cable TV fee and other expenses that should be borne by Party B on time. If the payment is overdue, the late payment fee 1% shall be paid every day.

3. If Party A falsely informs Party B that the house has been mortgaged or the property right has been transferred before renting or for other reasons, thus causing losses to Party B, Party B has the right to demand Party A to compensate all the losses. After Party A delivers the house to Party B, Party B has the complete right to use the house during the lease term, but all disputes arising from Party B's use of the house have nothing to do with Party A, and Party B must resolve all disputes by itself.

5. This contract is signed on the basis of consensus, and it has legal effect after signing, and both parties shall abide by it.

1. Party A will lease the house located at Room 70 1, Building 5, Karamay City to Party B, and Party B can only use it as a warehouse and shall not change its use without authorization.

2. House rent: 800 yuan per month (? 800 yuan/month). During the lease term, Party B shall be responsible for the heating fee, property management fee, water fee, electricity fee, internet fee and cable TV viewing fee, and pay them by itself (losses caused by overdue payment of the above fees shall be borne by Party B).

3. After the contract is signed, Party B shall pay Party A a one-year rent of 9,600 yuan with a deposit of 1500 yuan (excluding interest). Four. Party A guarantees that Party B's house, doors and windows are in good condition and the water and electricity metering is accurate at the initial stage of lease. If there is any damage, Party B shall be responsible for repairing it or making compensation according to the market price. During the lease period, Party A shall inspect and inspect the house and its ancillary facilities every 6-8 months, and Party B shall actively assist and shall not obstruct. After the termination of the lease relationship between the two parties, Party B shall ensure that the doors and windows, sanitary ware, water and electricity meters and other facilities of the leased house are in good condition, and after the heating fee, property management fee, water fee and electricity fee are settled clearly, Party A shall return the deposit to Party B. 5. During the lease period, Party B must accept the management of the local neighborhood committee and relevant departments. 6. During the lease period, if Party B suffers from water leakage, power failure, heating, etc. Due to improper use, negligence or other reasons, Party B shall bear all damages and losses to its neighbors (Note: Party A shall not bear the joint liability of Party B).

7. Under any of the following circumstances, Party A has the right to terminate the lease contract and take back the house, and Party A will not bear any joint liability. If losses are caused to Party A, Party B shall be responsible for compensation: 1. There are illegal business activities or illegal acts during the lease period; 2, in violation of fire laws and regulations, storing flammable, explosive or other dangerous goods in the rental house; 3. Failing to pay property fees and utilities for three months;

4. Renovating the house or changing the structure of the house without the consent of Party A; 5. Changing the use of the leased house without Party A's consent;

According to the Contract Law of People's Republic of China (PRC) and relevant laws and regulations, Party A and Party B have reached the following agreement on house lease on the basis of equality and voluntariness:

Article 1 Basic information of the house

The house is located at Room 603, Unit 2, Building Kloc-0, Jiujintai Community, 500m west of the intersection of Wenhua Road and Ji Guo Road, Jinshui District, Zhengzhou City, Henan Province.

The property is: area: 88.17m2, structure: two bedrooms and one living room.

Article 2 Term of lease

(1) The lease term of the house is from MM DD YY to MM DD YY.

Article 4 Security deposit for house lease

Article 5 Other matters

1. Delivery standard: Party A shall deliver the house according to the present situation of the house at the time of delivery. After on-the-spot investigation by both parties, it is confirmed that the delivered blank house is in full compliance with the delivery standard stipulated in the Commercial House Sales Contract signed by Party A and the developer. Party A did not decorate the house or add any furniture and electrical appliances. Party B shall install necessary safety protection facilities according to the current situation of the house to ensure the personal and property safety, and all expenses arising therefrom shall be borne by Party B. If Party B fails to perform according to the provisions of this article, it shall bear the personal and property losses caused thereby, and Party A shall not bear any responsibility.

2. Party A has delivered the leased house to Party B (together with the house, there is a key to the security door, water card, electricity card and gas card).

3. During the lease term, the monthly rent of the leased house is RMB Yuan only, excluding tax, and the tax payable by both parties for this lease shall be borne by Party B separately.

4. After the house is delivered to Party B, Party B shall bear the property management service fee of the house, as well as the water fee, electricity fee, viewing fee, internet fee, telephone fee, gas fee and other expenses arising from Party B's use. When the lease relationship is terminated, Party B shall provide relevant payment vouchers for settlement with Party A. Both parties hereby confirm the quantity of water meters, electricity meters and gas meters at the time of handover.

5. Party B may decorate the leased house, but it shall not change the main structure and load-bearing structure of the house. Party B's decoration is based on the principle of loading and discarding. Upon termination of this contract, the accessory decoration will be owned by Party A free of charge.

6. If Party B uses or decorates the house, causing personal or property damage to the house or others, Party B shall be fully liable for compensation.

7. Party B is not allowed to work, but only to live. During Party B's renovation, the expenses increased by the property management department shall be borne by Party B, and other additional expenses shall be borne by Party B, and Party B shall not sublet the house. During the lease period, Party B shall implement the regulations of relevant local authorities, take full responsibility and obey the supervision and inspection of Party A. During the renovation period, Party B shall abide by the relevant management regulations of the property department.

8. Party B shall return the key list of the leased house and its security door, one door card, one water card and one electric card to Party A upon the termination of the lease relationship. The returned house shall conform to the state after normal use according to the nature of the house, including all doors, windows, glass, guardrails, water pipes, gas pipes, wires, water and electricity meters, etc.

Article 6 change of ownership

(1) If Party A transfers the house within the lease term, it shall notify Party B in writing 30 days in advance. Under the same conditions, Party B has the priority to purchase the house from a third party.

(2) During the lease period, if the ownership of the house changes, this contract shall have legal effect between Party B and the new owner.

Article 7 Termination of the Contract

In any of the following circumstances of Party B, Party A has the right to unilaterally terminate the contract and take back the house without returning the deposit:

1. Failing to pay or pay the rent as agreed.

2. Use the house to engage in illegal activities.

3. If the lessee sublets, transfers or lends the house, associates, shares or exchanges with others, or engages in illegal activities, which damages the interests of the state and society, or affects the rest of others and causes complaints, the lessor has the right to take back the house and restrict it from moving out within 7 calendar days. If the lessee fails to move out within the time limit, the lessor will regard all the items in the lessee's room as abandoned items and have the right to dispose of them.

Article 8 Measures for Settlement of Contract Disputes

Disputes arising under this contract shall be settled by both parties through negotiation or application for mediation; If negotiation or mediation fails, a lawsuit shall be brought to the people's court according to law, or arbitration shall be applied in accordance with the arbitration clause or arbitration agreement reached separately.

This contract shall come into effect after being signed by both parties. This contract (and its annexes) is made in quadruplicate, with Party A holding two copies and Party B holding two copies.

After this contract comes into effect, both parties shall change or supplement the contents of this contract in written form as an annex to this contract. The annex has the same legal effect as this contract.
