Do people have to pay property management fees?

People have to pay property management fees if they can't live.

If you buy a house in your own name, you have to pay the property fee even if you don't live, because the property fee is composed of the salary of the manager and the cost of keeping the community clean and safe. Although no one lives, the environment of the community still needs all owners to maintain, and this money is essential.

Property management fee refers to the fee that a property management company should pay to provide property management services to property users or owners according to the property management service contract.

Property management fees cannot be paid for the following reasons:

1. According to the law, if the property service provider has provided services in accordance with the agreement and relevant regulations, the owner shall not refuse to pay the property fee on the grounds that he has not accepted or does not need to accept relevant property services;

2. If the owner fails to pay the property fee within the time limit in violation of the agreement, the property service provider may urge him to pay it within a reasonable time limit. If the payment is not made after the expiration of a reasonable period, the property service provider may bring a lawsuit or apply for arbitration;

3. Urge the property management company to carry out daily maintenance on the environment, hygiene and safety of the residential area, and pay the property management fee even if the owner's house is vacant;

4. According to the principle of matching quality with price, if the owner requests to reduce or exempt the property fee, he should consider it as appropriate according to law, but the owner cannot refuse to pay all the property fees on the grounds that the property service is not up to standard.

5. If the house you buy is really unoccupied, unfurnished and does not have living conditions, you can apply for a reduction or exemption from the property, and you can pay 10% to 30% less property fees.

The determination of property management fee standard should follow some principles:

1, which does not violate the relevant regulations of the state and local governments;

2, to adapt to the user's income level, should be determined according to the user's income level, the charging standard is too high, users can't afford it, and it is not easy to get the support of users. On the other hand, if the charging standard is too low, the service of the property management company will lose money, which violates the market rules;

3, high quality and good price, taking into account the interests of all parties, the higher the level of service provided, the higher the charging standard, the higher the charging standard for special services, and the charging standard for commercial departments is higher than that for government agencies and institutions;

4. The principle of meager profit. Property management service income has a slight surplus after deducting expenses, otherwise the more services, the greater the workload and the more losses.
