Notice on Investigating Liability for Breach of Contract and Rectifying Security Services

10 On the morning of June 4th and June 5th, 2020, two different owners in Garden Villa District of Garden Villa were knocked at the door by outsiders. Prior to this, a number of owners have reported that the gate security is ineffective. At most, they just asked the owners if they simply checked the outsiders and let them into the community without verification. The safety supervisor verbally promised to rectify immediately, and the actual effect was minimal.

65438+1At 9: 00 am on October 5th, Wang Zhenyuan, a member of the Industry Committee, made a surprise inspection on the security duty of Huayuan Villa. Foreign insurance: there are 22 people on duty, including 2 from Fenghua Family and 3 from Fenghua Garden. Internal security: 8 people actually arrived at the post, including Fenghua Haoyuan 1 person. Main problems found in this post inspection:

1, Huayuan Villa, Fenghua Haoyuan and Fenghua Shi Jia belong to different land red line planning, and the property service center has seconded the security of Huayuan Villa to Fenghua Haoyuan or Fenghua Shi Jia without authorization (with evidence attached).

2. In the same community, external insurance and internal insurance are not related, so management makes the security of the community very hidden.

According to the relevant provisions of Annex V of the Property Service Contract and Quality Standard of Property Management Service signed by Huayuan Villa Owners' Congress and Long Ze Property, "Fengtai Huayuan Villa visitor registration system and renter registration system should be strictly implemented". According to Chapter VII Liability for Breach of Contract, the owners' committee of Huayuan Villa deducted RMB 1 1,000 as a penalty, hoping that the property service center can correctly understand the responsibility of "community safety is greater than the sky" and better serve the community owners.
