How to charge the residential property fee?

According to the regulations on property management, property management refers to the activities that the owner selects a property management enterprise, and the owner and the property management enterprise carry out maintenance, conservation and management of the house, supporting facilities and related sites in accordance with the property service contract, and maintain the environmental sanitation and order in the relevant areas. The expenses of these activities need to be borne by the owner, that is, pay the property management fee.

Property management service charges are divided into public service charges and special service charges, of which public service charges need to be reported for approval, and special service charges are agreed by the property management company and the owners through consultation.

The collection of property fees generally includes the following parts:

1, salary of management service personnel, social insurance and welfare expenses drawn according to regulations, etc. ;

The cost of overhaul, medium repair, renewal and transformation of the parts and facilities used by the property shall be paid by special maintenance funds and shall not be included in the expenditure or cost of property services.

Generally speaking, there are two forms of property management services: contract system and gratuity system. In our country, it is mostly a contract system, that is, the property fee is paid by the owner according to the area, and the surplus or loss is enjoyed or borne by the property. Property companies shall not ask for an increase in fees, a decrease in service standards or a decrease in service items on the grounds of losses.

When formulating the standard of property fees, the standard of public service fees in residential quarters is formulated by various localities according to the comprehensive service items, labor payment, price index changes, residents' economic affordability, residential quarters' grades and other factors.
