Can the property service contract be made public?

Legal analysis: Property service contracts can be publicized. Property services companies need to disclose the following contents:

1. Disclosure: property service contract, service specification and completion time commitment, performance report and commitment, project revenue and expenditure report and commitment.

2. Open form: it will be made public in prominent positions such as the property management office and bulletin board in the property community, and will be gradually publicized to the owners through APP and owners' QQ group.

3. Opening hours: the service specification and completion time limit for repair are promised to be open all year round; The performance report and commitment shall be publicized every six months 1 time, and the property service contract, project revenue and expenditure report and commitment shall be publicized at least 1 time every year for no less than 15 days.

4. Handling of objections to public matters: If the owner raises questions about public matters, the enterprise shall promptly communicate and reply. According to the agreement in the realty service contract or the decision of the owners' meeting, it is required to audit the income of some owners in the community, and the realty service enterprise and the owners' committee should promote openness and transparency.

Legal basis: Article 40 of the Regulations on Property Management should follow the principles of reasonableness, openness, and adaptation of fees and service levels, and distinguish the nature and characteristics of different properties. Owners and property service enterprises shall, according to the measures for charging property services formulated by the competent price department of the State Council in conjunction with the competent construction administrative department of the State Council, stipulate in the property service contract.
