Compared with other first-tier cities, Guangzhou's urban renewal started earlier and has systematic characteristics. With the continuous adjustment and improvement of policies, many housing enterprises actively participate in the urban renewal of Guangzhou. The data shows that in the first half of 2020 alone, 28 old renovation projects in Guangzhou found cooperative enterprises, the number of which was the same as that in 20 19.

Behind the vigorous old reform, some housing enterprises entered the market to share the stock cakes, and the role of the Guangzhou government changed.

The enthusiasm of housing enterprises to participate in Zengcheng has not diminished.

According to the statistics of China Net Real Estate, from June to June, 2020, 28 old renovation projects in Guangzhou have found cooperative enterprises, with a total area of 18392500 square meters; Excluding five projects with undisclosed investment, the total investment exceeds 654.38+30 billion yuan.

It is noteworthy that in June this year alone, housing enterprises seized 12 old renovation projects, accounting for 42.86% of the total projects in the first half of this year. Looking at the 12 project again, the old renovation projects in Zengcheng District of Guangzhou account for more than half, reaching 7. The scale and speed of Zengcheng's old reform are second to none in Guangzhou. The heat of the old reform in Guangzhou has not diminished, which naturally attracted many housing enterprises to participate. Among them, there are many housing enterprises that entered the old reform market in Guangzhou for the first time.

On March 27th, Junfa Group, a Yunnan housing enterprise with rich experience in old renovation, held a signing ceremony of cooperation intention agreement with the old village renovation project of Lanshan Village, Xiancun Town, Zengcheng District, Guangzhou. It is reported that this is the first time that Junfa Group has laid out Guangzhou as the second project to enter Guangdong-Hong Kong-Macao Greater Bay Area after formally laying out Foshan on 20181.

In addition, in the first half of 2020, the land area of the old village reconstruction project in Zengcheng Changgang Village was 2,248,400 square meters, which was the largest among the 28 old village reconstruction projects. According to industry analysis, few developers participated in the renovation of old villages in Guangzhou more than ten years ago. With the continuous adjustment and improvement of the old reform policy, the procedures and processes are gradually transparent, the supporting facilities around the old villages in Guangzhou are gradually improved, the land value is improved, the profit space is increased, and the enthusiasm of housing enterprises to participate continues to heat up.

From guiding to leading, the role of the government is becoming clearer and clearer.

After ten years of exploration, Guangzhou has formed a mature policy system, whether it is the comprehensive transformation of old villages or micro-transformation, or the transformation of village-level industrial parks. In addition, Guangzhou's urban renewal work has developed from scattered and piecemeal in the past to centralized management by the Ministry of Natural Resources, and has been promoted in a planned and step-by-step manner.

During this period, the role of Guangzhou municipal government changed from guiding to leading, and its initiative was enhanced. This means that the participation space of housing enterprises has expanded and the interests have been guaranteed to a certain extent.

At present, Guangzhou's urban renewal ("three old" transformation) system is mainly composed of comprehensive transformation (traditional "three old" transformation) and micro transformation (Guangzhou characteristics).

With the continuous improvement of Guangzhou's urban renewal policy, more and more powerful housing enterprises participate in Guangzhou's urban renewal. It is understood that in the previous urban renewal projects in Guangzhou, most of the housing enterprises that won the bid were within the local scale of 654.38+000 billion. Nowadays, Country Garden, Poly, Evergrande, Sunac and other head housing enterprises have all entered the Guangzhou urban renewal circle, and their enthusiasm is getting higher and higher.
