Legal procedures for owners to dissolve property companies.

To dissolve a property company, the following procedures are required:

1. Convene the owners' meeting by collective discussion, written form or online form;

2. If the information of the meeting is publicized and it is decided to convene the owners' meeting, the convener shall announce the meeting topics and their specific contents, time, place and method in a prominent position in the property management area 15 days before the meeting. In addition, the community neighborhood committee where the property is located shall be notified in writing three working days in advance, and the community neighborhood committee shall send personnel to attend the meeting as nonvoting delegates or understand the meeting.

3, voting and opinion statistics, neighborhood offices or entrust community neighborhood committees or slag imitation supervision, and publicity in the property management area.

The hiring and dismissal of the realty service enterprise shall be decided by the owners. The owner * * * shall obtain the consent of the owners who participate in the voting of more than half of the exclusive part area and more than half of the owners who participate in the voting when voting on matters decided by the owners who account for more than two thirds of the exclusive part area.

I. The following matters shall be decided by the Owner * * *:

3. Elect the owners' committee or replace the members of the owners' committee;

4, hiring and dismissing the realty service enterprise;

5. Raise and use special maintenance funds;

7. Other major matters related to the ownership and management right of * * *.

Two, the owners' committee to implement the decision of the owners' congress, perform the following duties:

1. Convene the owners' meeting and report the implementation of property management;

2. Sign a realty service contract with the realty service enterprise selected by the owners' congress on behalf of the owners;

3, timely understand the opinions and suggestions of the owners, property users, supervise and assist the realty service enterprise to perform the realty service contract;

4. Supervise the implementation of management regulations;

5. Other duties assigned by the owners' meeting.

Legal basis: Article 947 of the Regulations on Property Management. Before the expiration of the realty service period, if the owners decide to renew their employment according to law, they shall renew the realty service contract with the original realty service provider before the expiration of the contract period.

If the realty service provider does not agree to renew the employment before the expiration of the realty service period, it shall notify the owner or the owners' committee in writing 90 days before the expiration of the contract period, unless the notice period is otherwise stipulated in the contract.
