VIII. Liquidated damages and liabilities for breach of contract

2. If Party B terminates the contract in advance without Party A violating this contract, it will be deemed as Party B's breach of contract, and Party B will be responsible for compensating RMB as liquidated damages.
3. If Party B transfers the leased house to others for use without authorization in violation of this contract, it shall be deemed as a breach of contract and shall pay a penalty of RMB. Therefore, if the leased house is damaged, it should also be responsible for maintenance or compensation.
IX. Conditions for exemption
If the leased property is damaged or losses are caused to the lessee due to force majeure natural disasters, both parties shall not be responsible for each other. X. Methods of dispute settlement
