According to national requirements, elevators in many high-rise residential buildings should be equipped with dual power supplies. When there is a power failure in the community, the elevator can get power from the standby power supply to ensure the normal operation of the elevator.
What if the elevator is out of power?
1. First of all, don't make any noise. If there is an elevator alarm call, please dial. If not, use your mobile phone for help. There is a contact number in the elevator. The elevator is dead, but there should be some lighting inside. If not, it is an unqualified elevator.
2. Wait patiently after the phone call. If there are not many people, you can sit inside and keep your strength, without shouting.
3. Probably analyze what causes the power outage, such as natural disasters (earthquake, no lighting), fires (forced power outage), human factors (people jumping can cause the elevator to stop), and real power outage (elevator stop).
4. Then deal with it. Be prepared to save yourself. If you have contact with the outside world, listen to it. We can wait for outside help.
If a large unit has two power sources, there will be a power outage for a period of time. Watch the elevator after the phone call, only wait.
6. If it is a power supply, someone must level the floor and open the door for you. Saving oneself is very dangerous. Don't try to open the door by yourself easily.
Does the owner pay for elevator maintenance?
Many owners don't understand the property management regulations and think that they should not bear the elevator maintenance fee after paying the property fee, so they are unwilling to pay for the maintenance. In this way, many property companies will take the initiative to bear part of the maintenance costs, and the rest will be shared equally by the owners.
Generally borne by the property management company, the elevator maintenance is carried out by the elevator company or the entrusted maintenance unit.
If there is no special maintenance fund, the maintenance cost of the elevator in the residential area shall be paid by the owners in proportion; If a property management company uses the sites, facilities and equipment owned by the owners in the residential area for business (advertising), the income belongs to all the owners, and the owners have the right to require the property to disclose the expenditure of this income.
Elevator belongs to public facilities and all owners. Generally speaking, the property management company does not need to bear the cost of overhaul or replacement of elevators in residential areas, and they can't afford it. It is the owner's responsibility that the elevator is broken. After all, the property management company is only hired by the owners. If some owners do not pay attention to themselves and do not take responsibility, the property management company does not need to take responsibility.
