According to the Regulations of Hangzhou Municipality on Property Management, the Implementation Measures for the Establishment and Operation of Hangzhou Property Management Committee (Trial) and other relevant regulations, Yunzhichenfu Community meets the conditions for establishing a property management committee. The composition, membership conditions and production methods of Yunzhichenfu Residential Property Management Committee are hereby clarified as follows:

(a) as the preparatory group for the first meeting of the owners' congress, organize the owners to set up the owners' congress, and elect the owners' committee according to regulations;

(two) before the election of the owners' committee, organize the owners to decide on major issues concerning the management rights of * * * and * *, and temporarily perform the duties of the owners' committee;

(3) Other duties as prescribed by laws and regulations.

(7) Failing to deposit special maintenance funds for the property in accordance with regulations or agreements, requiring the owners to share the expenses, or maliciously defaulting on the property fees;

(eight) the failure to execute the court judgment is included in the list of people who have lost their trust and have not been revoked in time;

(nine) in the property management area due to illegal construction, decoration and other acts by the law enforcement management department ordered rectification has not been put in place;

(ten) there are other circumstances stipulated by laws and regulations that are not suitable for being a member of the property management committee.

Encourage China * * * production party party member, NPC deputies and CPPCC members and other owners' representatives to actively participate in the property management committee.

Seven, members of the property management committee in any of the following circumstances, the street office can be removed from its corresponding duties, and by the appointed unit in accordance with the procedures prescribed in these measures to re appoint or re determine:

(a) the designated representative of the unit leaves his post, or fails to abide by laws and regulations, or fails to perform his duties correctly, or infringes upon the interests of the owner;

(two) the owner's representative no longer meets the prescribed or agreed conditions for the election of members of the property management committee, or there are circumstances that are not suitable for these measures;

(3) The owner's representative may dismiss the members of the owners' committee as stipulated in Article 31 of the Regulations of Hangzhou Municipality on Property Management, and the duties of the members of the owners' committee as stipulated in Article 32 shall terminate automatically.

(a) the representatives appointed by the neighborhood offices and residents' committees shall be people with strong sense of responsibility, certain organization and coordination ability and grassroots work experience, and the specific candidates shall be studied and put forward by the neighborhood offices and residents' committees, and reported to the party organizations at the same level for examination and approval respectively;

(2) The candidates for the owners' representatives among the members of the property management committee may be recommended by the residents' committee, by the owners themselves or by the joint recommendation of 10 or above. The recommendation of the residents' committee or the joint recommendation of the owners above 10 shall be subject to the consent of the recommended person.

After verifying the qualification conditions, the street office shall organize the residents' committee to consult and listen to the opinions of the owners, and hold a forum when necessary. , from the self-recommendation and recommendation of qualified owners to produce owners' representative recommended candidates, reported to the street office party organization for approval.

(three) after the list of candidates is publicized, the street office shall make a decision to set up a property management committee and make an announcement.

When the vacancy of the members of the property management committee is less than half of the total number, the procedure for supplementing the members of the property management committee will not affect the normal work of the property management committee.
