Can the owner ask for property installation monitoring?

Legal analysis: the owner has no right to ask the property company to install monitoring.

One: These supporting facilities and equipment are provided by real estate developers. If it is not available at the time of repossession, the property management company has no obligation to install it.

Two: the property service contract only stipulates the patrol frequency of security guards. As long as the security guards patrol according to the regulations, the property management company is not responsible for the theft of things.

Third, the owner can ask the property management company to enable the installation monitoring of special maintenance funds. As long as the proprietary part accounts for more than 2/3 of the total construction area and accounts for more than 2/3 of the total number of owners, special maintenance funds can be activated.

Article 282 The income obtained by the construction unit, the realty service enterprise or other managers from the * * * part of the owner, after deducting reasonable expenses, shall be owned by the owner.

Article 284 The owner may manage the building and its ancillary facilities by himself, or entrust the management to the property service enterprise or other managers. The owner has the right to replace the realty service enterprise or other managers selected by the construction unit according to law.
