Chapter I General Principles
The first calculation basis
In order to strengthen the management of real estate surveying and mapping in our city, standardize the calculation of real estate area, and protect the legitimate rights and interests of the parties, these rules are formulated in accordance with the relevant laws and regulations such as the Measures for the Administration of Real Estate Surveying and Mapping of the Ministry of Construction and the State Bureau of Surveying and Mapping, the National Standards and Specifications for Real Estate Surveying and Mapping (GB/T 17986-2000) and the relevant national technical standards, and combined with the actual situation of our city.
Article 2 Scope of application
These rules apply to the calculation of real estate area within the administrative area of this Municipality.
Article 3 The calculation of house area mentioned in these Detailed Rules refers to the calculation of the horizontal projection area of the house, that is, the calculation of the house construction area, including the calculation of the interior construction area and the existing construction area of the house.
Chapter II General Provisions
Article 4 Basic principles of housing investigation
Houses are measured by buildings, and the measuring points can be boundary points such as partition walls, columns and boundary nails.
Article 5 Basic conditions for calculating housing area
Strong structure; Equipped with an upper cover (excluding cornices); There are retaining structures or columns; The story is over 2.20 meters high.
Article 6 Housing construction area
Housing construction area refers to the horizontal projection area of each floor above the external wall (column) of the house, including the area of balcony, corridor, basement and outdoor stairs.
Article 7 The accuracy requirements of housing area measurement.
The accuracy of housing area measurement shall be implemented according to the second-class accuracy standard in the Code for Real Estate Measurement:
Tolerance: 0.04 √ s+0.002s.
Error: 0.02 √ s+0.001s.
Where: s is the building area in square meters.
The side length of the house is measured in meters, and the measurement result is 0.0 1 meter. The construction area is in square meters, and the calculation result is 0.0 1 square meter.
Article 8 Measuring tools
Housing survey should use instruments and tools with relative errors less than 1/800.
Article 9 The total number of floors of the house and the floor where it is located.
The height of the building is calculated according to the elevation above 2.20m.. Natural floors refer to the floors above +/-0 approved by the planning, and those below +/-0 refer to the underground floors. The total number of floors in a house is the sum of natural floors and underground floors.
Level refers to the level of the property owner's house in the building. The groundwater level is represented by a negative number.
False floors, attached floors (interlayers), inserted floors, attics (hidden buildings), decorative towers, equipment rooms and water tank rooms protruding from the roof are not included.
Chapter III Calculation of Building Construction Area
Article 10 The scope of calculating the total construction area.
(1) The construction area of a single-storey residential building is calculated as one floor; Multi-storey residential buildings are calculated according to the total construction area of each floor.

Article 11 Calculate half of the construction area.
