Article 5: House repair

5.2: If the house and related equipment are damaged due to Party B's poor management or improper use, Party B shall be responsible for the maintenance and bear the expenses, and Party B shall be responsible for the compensation for the losses caused to Party A or a third party.
Article 6: Rights and obligations of Party A:

6.3: If Party B fails to pay the rent or move out of the house on time, which is seven days overdue, Party A has the right to take relevant measures to occupy the house without going through legal formalities and paying any compensation to Party B. Party A has the right to dispose of any property, articles, documents and materials left by Party B in the house, and Party B promises to perform the provisions of this contract. In case of breach of contract, Party A will voluntarily accept Party A's complaint and promise never to raise any objection.
6.4: Party A and Party B confirm that before the house is delivered to Party B for use, Party A shall bear and settle the water, electricity and gas expenses related to the house.
6.5: Party A has the right to collect the rent on time. If Party B fails to deposit the collected rent into the account designated by Party A within 65,438+00 days after the date stipulated in this contract, Party A has the right to collect 65,438+0% of the current month's rent as a late payment.
Article 7: Rights and obligations of Party B:

7.3: Party B must use the house according to the purpose agreed in the contract. If it is necessary to change the use, Party A shall sign a supplementary agreement with the consent of the applicant.
7.4: Party B may sublease the house and sign a sublease (loan) contract; Party A agrees to sublease (lend) to a third party,
7.5: Party B may rebuild, decorate or add ancillary facilities to the house.
7.6: Party B shall ensure the safety of using fire, electricity and gas; If Party B rents out the house for office and commercial purposes, it shall go through relevant formalities by itself, and shall not engage in illegal activities or store any contraband, inflammable goods, explosives and other items, and all legal responsibilities involved shall be borne by Party B. At the same time, we must strictly abide by the laws of People's Republic of China (PRC) and relevant local regulations, bear all responsibilities, and obey the supervision and inspection of Party A. Otherwise, it will be regarded as a breach of contract. If Party A fails to make rectification within 15 days from the date when Party A proposes rectification within a time limit, Party A has the right to terminate this contract.
7.7: During the validity period of this agreement, Party B shall be responsible for recovering the water, electricity, gas, cable TV fees and other related expenses incurred during the lease period from the lessee, and Party B shall be responsible for the vacant period.
Article 8: Liability for breach of contract and exemption:
8. 1: If either party breaches the contract after Party B pays the rent, the breaching party shall notify the observant party one month in advance. If Party A does not rent, Party A shall compensate Party B for two months' rent as liquidated damages; If Party B breaches the contract, Party B shall compensate Party A for two months' rent as liquidated damages.
8.2: Party A and Party B shall jointly abide by the above agreement and ensure its implementation. At the same time, both parties agree that if the party wishes to terminate the agreement in advance. If, through negotiation between both parties, one party unilaterally terminates the contract in advance is deemed to be in breach of contract, the breaching party shall pay the observant party a standard penalty of more than two months before terminating the contract.
