Moderator: At present, there is a new operating feature in China real estate market. The relationship between supply and demand in the market has changed greatly, and both inside and outside the industry are under pressure. Under such a characteristic, please tell us about the current development of Shanxi's real estate industry, and what are the characteristics of the real estate market?

Yu Shiwei: Overall, Shanxi's real estate market is developing steadily and relatively healthy. The level of real estate development and construction has been continuously improved, and the investment in real estate development has maintained a steady growth trend in recent years. Especially since this year, housing sales have increased substantially, exceeding our expectations. Economic development has entered a new normal and the development of the real estate market has also entered a new normal. It has two operating characteristics: first, the development speed changes from high speed to medium and low speed; Second, the market is constantly divided, and the differentiation between cities and enterprises is becoming more and more obvious. Inventory pressure is huge, especially where the downward pressure on the economy is great. Therefore, destocking is the main task of Shanxi real estate market at present and in the future.

Taiyuan's real estate inventory problem is not very prominent, and it is in a reasonable range.

Moderator: From last year to this year, there were some rumors in Taiyuan that the real estate inventory in Taiyuan was very large. What's the inventory in Taiyuan?

Yu Shiwei: The problem of real estate inventory in Taiyuan is not very prominent, and it is still within a reasonable range. This is my opinion. It is thought that according to the analysis of statistical data, it is about 4-6 months of inventory. Moreover, since the beginning of this year, with the cooperation of a series of destocking policies of the state and the province, the market has undergone positive changes and destocking has achieved results.

Moderator: What measures does Shanxi Province have in destocking?

Yu Shiwei: In late May, the general office of the provincial government issued "Several Opinions on Accelerating the Dissolution of Real Estate Inventory" and put forward 1 1 policy measures. If these policies and measures of 1 1 are seriously implemented, I think the whole real estate market in Shanxi will undergo more positive changes.

Moderator: What do you think some enterprises with large inventory should do actively?

Yu Shiwei: There are many reasons for the large inventory. First, some enterprises have irrational development problems. Second, the site selection of some projects is inappropriate. Third, infrastructure and public facilities are not compatible. There are also unreasonable product structure, too large to be marketable, and product quality problems. Resolving inventory is to comprehensively implement policies from these aspects. Now, according to the city policy, enterprise policy and project policy, we should take different measures to solve the inventory according to different problems.

Now is a good time to buy a house.

Moderator: You have combed the overall situation of Shanxi real estate market for us before. When people talk about houses, what they are most concerned about is of course the house price. Can you help netizens who need to buy a house?

Yu Shiwei: Housing prices in Shaanxi are generally stable. I think now is a good time to buy a house. The state has a series of encouragement policies, and development enterprises pay more and more attention to improving product quality and service quality, especially driven by brand enterprises, and some local enterprises have also done well in the project. Citizens who just need and improve their needs can now choose to buy their own satisfactory housing.

Moderator: How do you think real estate enterprises can develop marketable houses?

Yu Shiwei: I want to say a few words to the local real estate enterprises. First, we must develop rationally and not have scale impulse. The bigger the scale, the better. Small projects can also be branded. The key is to do a good job in product quality, so that citizens can buy satisfied and live comfortably. Second, we must be willing to work hard in the early planning and spend more money on planning and design. At present, many projects have problems due to insufficient pre-planning; Third, new products, new technologies, new processes and new materials are constantly emerging. It is necessary to keep up with the pace of scientific and technological progress and produce a new generation of products that are marketable, environmentally friendly, long-lived and good in performance.

Developing housing lease is also an important measure to solve the real estate inventory.

Moderator: Just now we talked about primary property. Now let's talk about second-hand houses and house leasing. Would you please talk about the development status of second-hand housing and housing rental market in Shanxi?

Yu Shiwei: The development of the second-hand housing and housing rental market has many characteristics. The second-hand housing market has developed rapidly in the past two years. The housing rental market mainly faces two problems, one is the lack of development, and the other is the market is not standardized. In May this year, the General Office of the State Council issued "Several Opinions on Accelerating the Cultivation and Development of the Housing Leasing Market". The housing rental market is an important part of the whole housing supply system and an important aspect of deepening the reform of the housing system. Developing housing lease is also an important measure to solve the real estate inventory. Now the state encourages migrant workers to become citizens and encourages new citizens to buy houses. Migrant workers and newly employed college students generally lack housing consumption power, so they can realize their dream of living and living by renting a house.

Moderator: Do citizens have any precautions when choosing second-hand houses or renting houses?

Yu Shiwei: It is still necessary to purchase second-hand houses or rent houses through formal intermediaries and leasing companies. At present, the development of our market players is not enough. It is necessary to standardize and develop housing agencies and cultivate and develop leasing enterprises. It is very important for citizens to buy or lease houses through intermediaries and leasing companies, which is also conducive to safeguarding their legitimate rights and interests.

The transformation and development of local enterprises should take a new path.

Yu Shiwei: Some local enterprises are doing well and developing well. However, most small and medium-sized enterprises generally face the pressure of development and survival. I think that on the one hand, small and medium-sized enterprises take the road of cooperative development and joint development, give full play to their respective advantages and form complementary advantages. Including cooperation with brand enterprises and cooperation with local enterprises. On the other hand, a considerable number of enterprises or most enterprises should take a road of transformation and development, from developers to service providers, including self-sustaining property management, extending the property service chain and developing housing leasing.

Yu Shiwei: In the current real estate market, large enterprises are getting bigger and bigger, and strong enterprises are getting stronger and stronger.
