Division of responsibilities between tenants and landlords
Legal analysis: the lessee may not fail to perform the contract because the landlord does not enjoy the ownership of the house, but may ask the landlord to bear the liability for breach of contract. The lessee shall use the lease item in the agreed manner. If the damage to the leased property is not in conformity with the agreement, it shall be liable for compensation, unless there is an agreement. At the expiration of the lease, the lessee shall return the goods.
Legal basis: Article 7 1 1 of the Civil Code of People's Republic of China (PRC). If the lessee fails to use the lease item in the agreed manner or the nature of the lease item, thus causing losses to the lease item, the lessor may terminate the contract and demand compensation for the losses.
