If there is water leakage during the warranty period of the house, the responsibility lies with the developer and needs to be dealt with by the developer. The above warranty period is 5 years.

After the warranty period, the house leaks. If the house leaks not artificially, but by itself, it can be shared by the owner and the developer according to the actual situation, that is to say, one person pays half of the maintenance fee;

4, the responsibility of the property

Some residential water leakage problems are solved by looking for property, and then the property informs the developer or directly finds someone to repair it. According to the property management contract and relevant regulations, the property management company shall inspect and clean the house regularly. If the property is not handled in time, it will lead to more serious water leakage, so the responsibility of the property can be investigated.

The property owner uses the adjacent property for water use, drainage, traffic, pipeline laying, etc. We should try our best to avoid causing damage to neighboring real estate owners.

Article 51 of the Regulations on Property Management

Water supply, power supply, gas supply, heating, communication, cable television and other units shall bear the responsibility for the maintenance and conservation of relevant pipelines and facilities and equipment within the property management area according to law.

If the units specified in the preceding paragraph temporarily occupy or dig roads and sites due to maintenance, they shall promptly restore the original state.
