When will the parking management fee be paid?

The payment time of parking space management fee is determined according to the property service contract signed by the owner and the property company in advance.

If the contract stipulates that after the parking space is delivered to the owner, the property service will start to take place regardless of whether the parking space is used or not, then the owner shall pay the parking space management fee from the date of delivery. However, if the owner finds that the management personnel park other people's vehicles in the owner's parking space during the unused period, the property management company shall bear the corresponding liability for breach of contract, so the owner can defend the payment of the property service fee accordingly.

What does the parking management fee include?

1, labor cost of parking lot order management personnel;

2. Maintenance cost of parking lot equipment and facilities;

3, parking lot cleaning and maintenance costs;

4, parking lot fire safety maintenance costs;

5. Maintenance cost of parking lot safety monitoring equipment;

6, the parking lot consumption of hydropower energy costs;

7. The property management company manages the office expenses and depreciation of fixed assets of the parking lot;

8. Taxation

9. Operating profit of parking management unit.

Article 40

Property service charges should follow the principles of rationality, openness and adaptability between fees and service levels, and distinguish the nature and characteristics of different properties. The owners and the realty service enterprise shall, according to the charging standards for realty service formulated by the competent price department of the State Council in conjunction with the administrative department of construction of the State Council, stipulate in the realty service contract.

Article 41

The owner shall pay the property service fee in accordance with the provisions of the property service contract. If the owner and the user of the property agree that the user of the property shall pay the property service fee, the owner shall bear joint and several liability from the agreement.

Property that has been completed but has not been sold or handed over to the property buyer shall be paid by the construction unit.
