In 2023, Wuxi's property charging standards are as follows:

1. The real estate administrative department examines and approves the service level standard of Wuxi residential quarters in the early stage, and the Municipal Development and Reform Commission formulates the five-level service charging standard corresponding to the five-level service level.

2. The five property service charges are:

(1) Grade V 1. 10 yuan /m2 every month;

(2) Level 4 is 0.90 yuan/square meter per month;

(3) Grade III is 0.70 yuan/m2 month;

(4) Grade II 0.50 Yuan/m2/month;

(5) 0.30 yuan/square meter per month.

3. The charging standard for residential property services is the benchmark price. When a property service enterprise voluntarily adds new services on the basis of unchanged service level standards, it can float up 15% on the basis of the benchmark price, and there is no limit to the downward float. Elevator operation fee, motor vehicle parking service fee, tap water secondary pressurization fee and central air conditioning operation fee within the planning scope of the residential area are not included in the property fee.

Owners can manage buildings and their ancillary facilities by themselves, or entrust property service enterprises or other managers to manage them.

The owner has the right to replace the realty service enterprise or other managers selected by the construction unit according to law.

Article 285

Entrusted by the owners, the realty service enterprise or other managers shall, in accordance with the provisions of the realty service contract in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owners, and promptly answer the owners' inquiries about realty service.

Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
