(2) The commercial housing maintenance fund is raised by the construction unit and the purchaser in both directions, and the construction unit extracts a certain proportion of the maintenance fund according to the comprehensive housing cost; Property buyers shall pay the maintenance fund to the selling unit according to the proportion of 2% to 3% of the purchase price.
2. Legal basis: Article 8 of the Measures for the Administration of Residential Special Maintenance Funds.
After the sale of public housing, residential special maintenance funds shall be deposited in accordance with the following provisions:
(1) The owner shall deposit the special maintenance fund for the house according to the construction area of the property he owns, and the amount of the first special maintenance fund for the house per square meter of construction area shall be 2% of the local housing reform cost price.

The department responsible for the management of special maintenance funds for public housing shall entrust a local commercial bank as the special account management bank for special maintenance funds for public housing within its administrative area, and open a special account for special maintenance funds for public housing in the special account management bank.
To open a special maintenance fund account for public housing, an account shall be set up according to the unit selling the house and a separate account shall be set up according to the building; Among them, the special residential maintenance funds deposited by the owners shall set up a sub-account according to the house number.
2. What is the payment process of the housing maintenance fund?
Housing maintenance fund payment process is as follows:
1, the payer truthfully fills in the maintenance fund account card, and the community office staff verifies the account card and related materials to verify the maintenance fund amount;
2. The payer checks the printed household card and signs it for confirmation;
3. The payer pays the maintenance fund to the community office in full, and obtains the second and fourth copies of the "Special Receipt for Beijing Residential Maintenance Fund" issued by the community office;
4. The payer shall, with the fourth copy of the receipt, go through the transfer formalities of the deed to the transaction department or go through the ownership registration formalities with the ownership department.
