With the cancellation of property management qualification, the property industry urgently needs a unified scale to measure the level of property service. The formulation and implementation of "Standard Classification of Property Management Services in Early Stage of Ordinary Dwellings" provides a standardized evaluation standard for property enterprises and owners in our city, which is conducive to guiding the healthy development of the property service industry in our city.

The Classification of Property Management Service Standards in Early Stage of Ordinary Residential Buildings clearly states that according to the different needs of property management in early stage of ordinary residential buildings, the classification of property service standards is divided into five grades: one-star, two-star, three-star, four-star and five-star. One star is the lowest grade, and five stars are the highest grade. The higher the grade, the higher the service standard.

Second, what are the qualifications for property management?

Enterprises engaged in property management activities shall have independent legal personality. I remind you: Article 32 of the Property Management Regulations stipulates that an enterprise engaged in property management activities shall have the qualification of an independent legal person. The State Council construction administrative departments shall, jointly with relevant departments, establish a joint incentive mechanism for trustworthiness and a joint disciplinary mechanism for dishonesty, and strengthen the integrity management of the industry. The most basic management and services provided by property management enterprises for all residents;

Three, the property service contract exemption clause

The parties may stipulate an exemption clause in the contract, but the exemption clause shall not violate the principles of fairness and good faith, otherwise the exemption clause will be invalid. It can be seen that the property management company can reduce some of its responsibilities in the property management contract, but it cannot be exempted from all its responsibilities, otherwise the clause will be invalid.
