What services does property management provide?

1. Public security management: personal safety and property safety of community owners, as well as safety management of buildings and their equipment and facilities, and at the same time, formulate and implement a sound safety system;

Public facilities management: the management of municipal facilities such as communication, post and telecommunications, water supply, heat supply, gas supply and power supply also belongs to the management scope of property management companies, and they need to ensure the normal operation and maintenance of these facilities;

3. Vehicle traffic management: the management of the main passages, parking spaces and facilities in the residential area where the house is located also belongs to the scope of property services. Residential owners can't find a parking space, so they can find a property to solve it;

4. Various life services: Life services such as sending children to kindergarten, ordering milk, delivering newspapers, seeing a doctor and delivering medicines actually belong to the scope of property services. The owner is not clear about this, and he doesn't know about this article at all.

Article 34 of the Regulations on Property Management

The owners' committee shall conclude a written realty service contract with the realty service enterprise selected by the owners' congress.

Property service contracts shall stipulate property management matters, service quality, service fees, rights and obligations of both parties, management and use of special maintenance funds, property management premises, contract term, liability for breach of contract, etc.

Article 35

The realty service enterprise shall provide corresponding services in accordance with the stipulations of the realty service contract.

The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.
