Provisions of Changzhou Municipality on the Administration of Charge Levels of Property Management Services

The charging level is divided into five levels:

Level 5 is 0.50 yuan/m2; Level 4 is 0.40 yuan/m2; Level 3 0.35 yuan/m2; Grade II: 0.25 yuan/m2; Grade I: 0. 15 yuan /M2.

The property management unit shall publish the certificate of property management fees on the wall of the business premises or service premises.

Its constituent factors:

(1) The salary of the management service personnel of the property management unit, as well as the welfare expenses extracted according to regulations;

(2) Daily maintenance fees for public facilities and equipment;

(3) cleaning and sanitation fees;

(4) Greening management fee;

(5) security costs;

(6) office expenses;

(seven) depreciation of fixed assets of property management enterprises;

(8) statutory taxes and fees.

Public service fees for non-ordinary residential properties can include reasonable profits. The public service fee for property management does not include the water and electricity fees generated by elevators and secondary water supply.
