In order to better understand the current situation of community management; Understand the development of the industry; In order to make us better apply what we have learned, shorten the gap between theory and practice, and better integrate with social and professional development, I conducted a survey in Longquan New District, Xiaguan Town, Dali City, Yunnan Province during the summer vacation. This paper will talk about community management in the new period according to the specific situation of the investigation and related theoretical knowledge.
I. Community profile
1. Property status
The residential area was completed in September of XX, and the developer signed a preliminary property management contract with Sanhuan Property Management Co., Ltd. The residential area is residential, with a total construction area of 300,000 square meters, plot ratio 1.54, green coverage rate of 39.6% and green area of 732 1 square meter. 2. Management mode

The owners' management committee is composed of members of the owners' representative group of each community. 3. Special circumstances

After careful analysis, the specific situation is summarized as follows.
1. Most residents are satisfied with the security situation of the community.
As mentioned earlier, Longquan New District in Xiaguan Town is a semi-open community, and the public security work in the community is difficult. However, after two-way investigation, it is found that the public security situation in Longquan New District is good, and most residents are satisfied with the public security situation in the community. According to the data provided by the Owners Management Committee of Longquan New District and Sanhuan Property Management Co., Ltd., the incidence rate of Longquan New District has been controlled at 5 cases per year since XX, and the incidence rate is much lower than that of similar communities. Through the questionnaire survey and analysis of residents, about 95% residents expressed satisfaction with the public security situation in the community, only 5% people chose to be basically satisfied, and no one expressed dissatisfaction.
2. Property management companies and residents have differences on the issue of property management fees.
Sanhuan Property Management Co., Ltd. collects property management fees from residents every year. After introducing the cost, the staff specially explained to me that this cost has been at a low level in the city. However, according to the survey, 70% of the residents think the cost is high, 25% of the residents say the cost is moderate, and only 5% of the owners think the cost is low. 3. Most owners attended the owners' meeting, but their sports enthusiasm was not high.
In the conversation with the main members of the owners' management committee of Longquan New District, they reflected a general concern, that is, the owners' campaign enthusiasm is not high, they repeat candidates every year, and some positions are even vacant. They are worried that this will affect the construction of community democracy.
In view of this situation, I specially set this question in the questionnaire. Most residents said that they could attend the annual owners' meeting, but 90% of the owners were not interested in running for positions. The reason is basically that they are busy with work and have no time to deal with community affairs.
4. The residents don't know each other, and the neighborhood relationship is cold.
As mentioned earlier, Longquan New District in Xiaguan Town of Dali City is a commercial residential area. Owners come from different regions and units and don't know each other. At the same time, the owners' management committee and the property management company didn't organize corresponding activities, and residents didn't have the opportunity to get to know each other, which led to a cold neighborhood and a weak community atmosphere. 75% of the owners hope that the owners' management committee can play a corresponding role, but both the owners' management committee and the property management company say that there are too many daily affairs and everything is covered.
Third, the advantages of Longquan community management model
1. Autonomous mode can cultivate citizens' democratic consciousness.
Democratic construction is very important for a country's political development, and the democratic situation can reflect a country's political development degree under certain conditions. Especially recently, "grass-roots democracy" has become a term with high frequency in China's political field, and residents' autonomy is an important part of the construction of "grass-roots democracy" in China.
Longquan community adopts the self-management and self-service mode of residents' autonomy. The annual owners' meeting gives every citizen an opportunity to express himself and exercise his rights, and at the same time, every resident has the right to vote and be elected. After years of democratic training, democratic consciousness will gradually take root in people's hearts. Such an autonomous model not only solves the difficult problems of the traditional management model, but also plays a role in cultivating citizens' democratic consciousness, which can be described as killing two birds with one stone.
2. The elected owners' management committee can gain the trust of the owners.
The owners' meeting is composed of all owners in Longquan New District who have reached the age of 18 and legal persons directly under the central government. Fourth, put forward corresponding suggestions on the problems existing in Longquan New District.
1. The three parties should strengthen exchanges and communication.
Communication is the key to solving problems. The most important thing for us to do management is to win the trust and support of others, and it is very important to communicate well. Only through communication can we eliminate contradictions and misunderstandings with the owners, reach a better consensus with the owners, ease management and create a more harmonious living environment for the community.
Longquan Community holds an owners' meeting once a year, but other than that, the owners have no chance to communicate with the owners' management committee and the property management company. So in this year, the community will have a lot of unsolvable problems. For example, the differences between property management companies and residents on property management fees. That's when communication comes into play. The property management company shall promptly announce the flow of funds to the residents or negotiate with the members of the owners' management committee.
I suggest that the society should establish more communication mechanisms to facilitate the exchange and communication among the three parties.
2. Strictly implement relevant national and local legal systems and publicize them to the owner.
The reason why some problems occur frequently in many residential areas is that the existing laws are not perfect, and many enterprises do not strictly enforce the relevant laws of the state and local governments, thinking that these regulations are divorced from their own reality and difficult to implement, thus leading to many mistakes and lawsuits that should not be made. If you find it difficult to achieve, give up and achieve it in your own way. This is very wrong, not only bad for your own company, but also bad for the owners, which will infringe on the rights of the owners.
Therefore, I suggest that property management companies publish more publicity columns about property management and owners' rights and obligations, so that owners can better understand and understand property companies and their rights and obligations, and urge them to abide by the law more consciously and better and obey the management of property companies. Or you can play related movies as part of the cultural construction of the community, which not only enriches the cultural life of the owners, but also achieves the purpose of publicity. If we can do this well, I believe there will be fewer disputes between property companies and owners, and the living environment of the community will be more harmonious.
3. Give appropriate subsidies or rewards to members of the community management committee to stimulate the enthusiasm of residents to participate in management.
The members of the owners' management committee of Longquan New District are all volunteers, and they don't receive any remuneration. The survey results fully show that although the residents' autonomy model has brought many benefits to the owners, most residents are still unwilling to participate in community management. If this goes on, it will be extremely unfavorable to the management of the community, and the mode of residents' autonomy may be difficult to maintain. Therefore, I suggest giving appropriate subsidies or rewards to members of community management committees to stimulate residents' enthusiasm for participating in management. At the same time, some unemployed residents can also participate in management, which can solve some social employment problems.
4. Organize recreational activities regularly to build a harmonious community.
In view of the special situation of the community, the owners' management committee and the property management company should give full play to their roles and strengthen communication among residents. We can establish community culture, such as community fraternity, blackboard newspaper, sports competition and so on. Make residents familiar with each other and gradually build a harmonious community.

Through this investigation, we benefited a lot from Longquan New District, Xiaguan Town, Dali City, and were deeply inspired. While having a comprehensive and profound understanding of the management mode of Longquan community, I also have a perceptual understanding from the theoretical study of book knowledge to my own actual investigation. Let us deeply feel that we are no longer far away from our major, and there is no strong feeling that textbooks are divorced from reality. It also witnessed the saying that "practice is the standard for testing truth".
