1. Property status

3. Special circumstances

1. Most residents are satisfied with the security situation of the community.

As mentioned earlier, Longquan New District in Xiaguan Town is a semi-open community, and the public security work in the community is difficult. However, after two-way investigation, it is found that the public security situation in Longquan New District is good, and most residents are satisfied with the public security situation in the community. According to the data provided by the Owners Management Committee of Longquan New District and Sanhuan Property Management Co., Ltd., the incidence rate of Longquan New District has been controlled at 5 cases per year since XX, and the incidence rate is much lower than that of similar communities. Through the questionnaire survey and analysis of residents, about 95% residents expressed satisfaction with the public security situation in the community, only 5% people chose to be basically satisfied, and no one expressed dissatisfaction.

2. Property management companies and residents have differences on the issue of property management fees.

At the same time, the owners' management committee and the property management company didn't organize corresponding activities, and residents didn't have the opportunity to get to know each other, which led to a cold neighborhood and a weak community atmosphere. 75% of the owners hope that the owners' management committee can play a corresponding role, but both the owners' management committee and the property management company say that there are too many daily affairs and everything is covered.

So in this year, the community will have a lot of unsolvable problems. For example, the differences between property management companies and residents on property management fees. That's when communication comes into play. The property management company shall promptly announce the flow of funds to the residents or negotiate with the members of the owners' management committee.

I suggest that the society should establish more communication mechanisms to facilitate the exchange and communication among the three parties.

2. Strictly implement relevant national and local legal systems and publicize them to the owner.

The survey results fully show that although the residents' autonomy model has brought many benefits to the owners, most residents are still unwilling to participate in community management. 4. Organize recreational activities regularly to build a harmonious community.

In view of the special situation of the community, the owners' management committee and the property management company should give full play to their roles and strengthen communication among residents.
