What parts of the house belong to the public?

According to the laws and regulations and the provisions of the house sales contract, the common parts of the owners in a single house or the non-residential owners connected with the structure generally include: the foundation, load-bearing wall, column, beam, floor, roof, outdoor wall, hall, stairwell, corridor and so on.

The public space consists of two parts. One part is the sales area of commercial housing stipulated by the Ministry of Construction, including elevator shaft, stairwell, garbage chute, power distribution room, equipment room, public hall and aisle, basement, guard on duty, other public rooms and the partition wall and external wall between the management room, suite (unit) and public building space (including gables) serving the whole building function.

The other part is based on the country? Public green space, roads and other basic supporting facilities in the commodity housing price stipulated in the Interim Measures for the Administration of Commodity Housing Price issued by the State Price Bureau, the Ministry of Construction and the Ministry of Finance.

The reason why the owners enjoy the right of public parts is that the price composition includes the cost of residential building installation, the cost of infrastructure construction in residential quarters and the cost of non-property supporting public buildings in residential quarters, such as roads and public green spaces. It is precisely because of the right to pay the relevant property management fees.
