Classification of property grades

Property companies with low qualifications can provide quality services for community owners, and the charging standards in different regions are different, which are formulated and announced by the local price bureau.
Property three-level service standard
1. The property management company signed a standardized service contract with the community owners, and the rights and business relationship between the two parties were clear;
2. The property management company should check and accept all public facilities and * * * parts in the community when entering the community, and make records;
3. Property management personnel have the professional qualification certificate or post certificate of property management stipulated by the state;
4. The property management company has a sound property management plan and a sound management system for quality, finance and archives;
5, property management personnel have a certain quality, code of conduct, positive and enthusiastic service;
6, a public service telephone, and can arrive at the scene service as agreed by the owner, and establish corresponding records;
7. According to the relevant provisions, publicize the property service fee and the income and expenditure of various funds;
8. Standardize the use of public maintenance funds in accordance with relevant standards and contractual agreements;
9. The property management company shall conduct a satisfaction survey on the service owners once a year, and the satisfaction rate shall be above 70%. If it fails to meet the standards, it will quit the service community.
Charge standard for third-level qualification of property
For Grade III qualification, the property management fee is charged per square 0.5 yuan/month, including relevant taxes and fees.
Management conditions for entering the third-level qualification
1, with a fixed property service room;
2. The greening rate of the community is more than 25%;
3, more than 500 square meters of green leisure activities;
