What rights and obligations does the property company enjoy?

Legal analysis: the rights and obligations of property companies;

1. Rights: The property management company shall formulate measures for the management of residential quarters according to relevant laws and regulations and the actual situation, and manage the residential quarters according to the property management contracts and measures;

2. Obligation: to fulfill the property management contract, operate according to law, accept the supervision of the industry committee and residents of residential quarters, and submit major management measures to the industry committee for deliberation and approval.

Legal basis: Article 46 of the Regulations on Property Management, a property service enterprise shall assist in the safety precautions within the property management area. When a safety accident occurs, the realty service enterprise shall, while taking emergency measures, report to the relevant administrative departments in time to assist in the rescue work. The realty service enterprise shall abide by the relevant provisions of the state when hiring security personnel. Security personnel shall perform their duties when maintaining public order in the property management area, and shall not infringe upon the legitimate rights and interests of citizens.
