What are the legal provisions for substandard property services?

According to the "Regulations on Property Management", property service enterprises should provide corresponding services in accordance with the provisions of the property service contract. If the realty service enterprise fails to perform the realty service contract, or the service provided does not conform to the agreement, the owner has the right to require the realty service enterprise to bear the corresponding liability for breach of contract.

Specifically, if the realty service enterprise fails to meet the service quality standards stipulated in the realty service contract, or there are major defects in the services provided, the owner may require the realty service enterprise to bear the liability for breach of contract, including but not limited to requiring the realty service enterprise to rectify and compensate for the losses.

At the same time, the property management regulations also stipulate the obligations and responsibilities of property service enterprises, including but not limited to maintaining and managing the parts and facilities used by the property, and keeping the property clean, hygienic and safe. If the realty service enterprise fails to fulfill these obligations and responsibilities, the owner may also require the realty service enterprise to bear corresponding legal responsibilities.

Article 35 of the Property Management Regulations stipulates that property service enterprises shall provide corresponding services in accordance with the provisions of the property service contract.
