What are the property management fees and items?

The public service of property management has eight aspects.

1. cleaning: sanitation and cleaning of public places in public corridors in buildings, garbage removal and regular cleaning;

2. Daily maintenance of greening objects: pruning, fertilizing and updating greening objects regularly;

3. Public security management: set full-time security personnel to patrol and be on duty 24 hours a day;

4. Maintenance of public reservoirs: The public reservoirs in the building should be cleaned and disinfected regularly;

5. Hydropower management: daily management and maintenance of power distribution equipment, water pump house and public hydropower facilities;

6. Sewage equipment management: cleaning and maintenance of drainage, sewage pipes and septic tanks;

7. Additional services for high-rise buildings: provide full-time elevator management personnel to do a good job in elevator maintenance;

8. Add other services as needed.

The above-mentioned eight public service expenditures are: salaries of management and service personnel and welfare expenses extracted according to regulations, compensation fees for material losses of service items (including maintenance fees for public facilities and equipment), depreciation fees for fixed assets directly used for property management in residential quarters, and statutory taxes and fees; Reasonable profit.

According to the spirit of the document, the collection and expenditure of property management fees are based on the above-mentioned service items and fees, and the charging standards are formulated. The examination and approval of the charging standards shall be carried out according to the provisions of the documents of the Provincial Price Bureau.
