Starting conditions of property service price adjustment

If the property company adjusts the price according to the needs of the market economy, it needs to obtain the consent of more than 40% of the owners on the basis of the consent of the industry Committee before adjusting the price.

Two, adjust the standard of property management fees, need to be divided into several steps.

1. The property management enterprise shall formulate a budget plan, and clearly indicate in the budget plan that it is not convenient to maintain the property service standard and the range of property fees needs to be adjusted. At the same time, property companies should make a second plan, that is, what changes will be made to the property service standards when it is inconvenient to maintain the current property fee standards.

2. Submit the two budget plans to the industry committee for consideration.

3. After deliberation and approval by the industry committee, the budget plan will be submitted to the owners' meeting for voting, and owners' representatives and property management companies can be organized to answer questions and reply when necessary.

4. If the owners' meeting deliberates and agrees to adjust the property fee standard, the industry committee will sign a new property management contract with the property company on behalf of all owners according to the new fee standard. If the owners' meeting adopts Option 2, the property management committee and the property management company will sign a new property management contract according to the new service standard.

5. After the price adjustment is approved by the owners' meeting and a new property contract is signed, the property company will go to the local price management department and the housing management department to record the new property fee charging standard with the written deliberation certificate of the industry Committee and the original property management contract.
