What if the property fee is too high and unreasonable?

Legal analysis: If the owners question that the property fee is too high, they can set up an owners' committee, and the owners' committee will ask the property to show the fee permit on behalf of the owners. If the property cannot be provided, the owner has the right not to pay the property fee and can complain to the price bureau. Generally speaking, the property fee should be determined according to the area, number of floors and service level of the community. If the owners feel that the collection of property fees is unreasonable, they can reflect the situation to the housing management department and safeguard their rights. If the industry committee has doubts about the residential property service and thinks that the fees are unreasonable, it can conduct bidding and re-select a new property company through public bidding or agreement bidding.

Legal basis: Article 35 of the Regulations on Property Management, a property service enterprise shall provide corresponding services in accordance with the stipulations of the property service contract. The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.
