But in fact, developers are unwilling to give up property management easily because of interest reasons.

2. There are many kinds of property charges, and the standards are not uniform.

In China, due to the immature property management market and the problem of "many types and standards of fees" in property management itself, the most common problem between owners and property service enterprises in residential property management is property fees. Property fees are the source of the existence of property enterprises, and property fees are not collected in time. It is bound to have a certain negative impact on the property service work, and may eventually affect the interests of the owners. Under normal circumstances, the payment rate of property fees is high in communities with high property management level, while the payment rate of property fees is very low in communities with low property management level, no matter how much they charge. The level of property management determines the level of property payment rate. Moreover, the billing area paid by the owner is based on the construction area indicated in the real estate license, including the interior construction area and the public sharing area. However, in real life, owners often refuse to pay fees because of inadequate property services and inconsistent charging standards.

3. The types of services provided by property enterprises are few and the quality is low.

In economically underdeveloped areas, especially some old residential areas and housing reform residential areas, due to the economic income of owners and the conditions of residential areas, they cannot afford higher property fees. On the other hand, the employees of property management companies are mostly inexperienced and the company management is backward. In terms of service varieties, it is limited to providing basic services such as cleaning, security and maintenance, and lacks a deeper awareness of property services.
