Measures for the Administration of Qualification of Property Service Enterprises

The realty service enterprise shall apply for approval of the qualification grade according to its main employees, property management scale, management performance and business integrity. In order to strengthen the supervision and management of property management activities, standardize the market order of property management and improve the service level of property management, these measures are formulated in accordance with the Regulations on Property Management.

1. What items does the property fee include?

Maintenance expenses of public property and supporting facilities, including management expenses of external walls, stairs, walkways, elevators (escalators), central air conditioning system, fire fighting system, security system, television audio system, telephone system, power distribution system, water supply and drainage system and other machines, equipment and mechanical facilities.

2. Salaries of managers, including wages, allowances, welfare, insurance, clothing expenses, etc.

Second, the property fee collection standard

1, and the first-class charging standard is 1.00 yuan/month per square meter (including taxes).

2. The secondary charging standard is 0.75 yuan/month per square meter (including taxes).

3. The third-level charging standard is 0.50 yuan/month per square meter.
