Legal analysis: the main responsibility of the property is to formulate the fixed patrol route and frequency of security personnel within the scope of property management, and to formulate the patrol table; Reasonable distribution of cleaning personnel, daily cleaning of buildings and areas within the management scope, and confirm the guarantee effect; Formulate and implement management measures for vehicles and personnel inside and outside the management scope to ensure the orderly passage of vehicles and eliminate related safety hazards; Responsible for following up and arranging personnel to deal with abnormal situations such as equipment operation failure, water leakage and power failure within the scope of property management; Listen to the opinions of the owner, and carry out relevant convenience transformation and upgrading of the management area; To implement the national laws, regulations, policies and property management rules related to this property, and urge the owners to abide by them; Do a good job in cultural propaganda within the scope of property management, and formulate and carry out related recreational activities; Responsible for recording and solving the relevant complaints of the owner and reporting major complaints; Complete other work arranged by property leaders.

Article 1 These Regulations are formulated in order to standardize property management activities, safeguard the legitimate rights and interests of owners and property service enterprises, and improve the living and working environment of the people.

Article 2 The term "property management" as mentioned in these Regulations refers to the activities in which the owner selects a property service enterprise, and the owner and the property service enterprise carry out maintenance, conservation and management of the house, supporting facilities, equipment and related sites in accordance with the provisions of the property service contract, so as to maintain the environmental sanitation and related order in the property management area.
