List of application materials for first-class qualification of property management enterprises

The realty service enterprise shall submit the following materials when applying for the qualification grade approval:

1, an application for the approval of the qualification grade of the property service enterprise, and an application form for the qualification of the property management enterprise (in triplicate;

2. Original and photocopy of enterprise qualification certificate;

3. A copy of the business license of the enterprise (the original or copy is stamped with the official seal of the relevant department), the business license of the shareholder unit and the identity certificate of the natural person (shareholder);

4. The capital verification report (or audit report) of the latest year and the financial statements of the previous year issued by the statutory capital verification institution (the original or photocopy is stamped with the official seal of the original capital verification institution);

5. Articles of association;

6, the realty service enterprise professional management and technical personnel materials, including:

(1) enterprise staff roster;

(two) the identity certificate of the legal representative of the enterprise and his employment documents (or resolutions of the shareholders' meeting);

(3) The post-holding documents of the heads of engineering and finance departments and their corresponding professional title certificates and labor contracts (originals and photocopies, which shall be returned after verification);

(4) Professional qualification certificates and labor contracts of property management professionals (originals and photocopies, which shall be returned after verification);

(5) Professional title certificates and labor contracts of full-time management technicians in engineering, management, economy and other related majors (originals and photocopies, which will be returned after verification);

7, property service performance materials, including:

(1) The name, location, scale, takeover time and collection rate of the property management fees in the last three years, the list of fees and accumulated operating income of the property management projects in the last three years, and the filing certificate issued by the local city and county real estate administrative departments;

(2) The management project has been awarded the title of "National Excellent Urban Property Management Residential Quarter (Building, Industrial Zone)" and "National Property Management Demonstration Residential Quarter (Building, Industrial Zone)" by the Ministry of Construction (projects that have not participated in the unified assessment need not be provided).

(3) The property service contract and the record form of the completed area of the entrusted property project or other valid certification documents of the completed and delivered property area (original and photocopy, which will be returned after inspection of the original);

8, enterprise service quality, service charges and other management systems and standards, establish enterprise credit file system, as well as other enterprise rules and regulations;

9. Property right certificate or lease certificate of the registered office of the enterprise;

The above information should be provided with originals and photocopies, and the originals should be returned after checking. Electronic floppy disk (including enterprise credit files, etc.). ) at the same time for the application materials.

Foreign-funded registered property management enterprises, construction projects involving national security matters, shall be filed with the provincial security department.

The above information shall be submitted to the Ministry of Construction after the preliminary examination by the provincial construction department.
