Why should we implement property management?

I saw in the MBA think tank document that there are three main reasons for objectively requiring property management:

(1) Diversification of housing property rights. With the transformation of China's economic system from planned economy to market economy, the housing system reform in our city has gradually changed since the early 1990s, with the commercialization of housing and diversification of housing property rights, and the proportion of individuals owning housing property rights is getting higher and higher. The original public housing management system can not adapt to the situation of marketization and property right transfer.

(2) With the improvement of people's living standards, the demand increases. As a high-value asset, housing is the main property of most families and the main form of wealth accumulation. People put forward strong service requirements for the use, maintenance and custody of housing property rights. On the one hand, they require good living, good housing conditions and clean and beautiful environment, and at the same time, they also require the preservation and appreciation of houses, which requires high-level professional property management services.

(3) The construction scale of property projects is large, and the maintenance and management of houses, facilities and equipment need a high degree of professionalism. A property project often has hundreds of owners. Because of the adjacent properties, many owners have formed public demand for property management services in the use and management of properties, the preservation and appreciation of properties, and the building structure.

Moreover, the facilities and equipment are more complicated, and the requirements for property management services are high. This kind of public property management service can not be completed by a single owner or several owners, and needs to be provided by professional property management enterprises entrusted by all owners.
