Content of residential property fee

According to the Measures for the Administration of Property Service Charges jointly issued by the National Development and Reform Commission and the Ministry of Construction, the property fees paid by the owners include the following nine aspects:

1, salary of management service personnel, social insurance and welfare expenses drawn according to regulations, etc. ;

2, the daily operation and maintenance costs of * * * parts of the property and * * * facilities and equipment;

3, property management area cleaning costs;

4, the property management area greening maintenance costs;

5, property management regional order maintenance costs;

6. Office expenses;

7. Depreciation of fixed assets of property management enterprises;

8. Part of the property, facilities, equipment and public liability insurance fees;

9. Other expenses agreed by the owner.

What is not included in the property fee?

Generally speaking, the property fee does not include the maintenance cost of facilities and equipment in the owner's residence, that is, the owner's entrance door. For example, the light in the owner's house is broken, the circuit is broken, the faucet is broken, and so on. The property is not responsible for maintenance. If the owner asks the property to help with maintenance, the property can provide paid maintenance services.

Secondly, the property fee does not include various problems caused by the quality of housing construction, such as water leakage, seepage and cracks. These problems, the property has the responsibility and obligation to reflect to the developer for the owner, and the developer is responsible for maintenance during the warranty period. Outside the warranty period, the part that belongs to * * * can be repaired with the house maintenance fund, and the part that does not belong to * * * will be repaired by the owner himself.

Finally, the property fee does not include the cost of large and medium-sized repair and renovation of the facilities and equipment used by the owners. These expenses can also be solved through the housing maintenance fund.
