Therefore, if the property company directly enters the community without signing a contract or charging fees, then the owners can safeguard their legitimate rights and interests through legal channels. Specifically, the owner can bring a lawsuit to the court, asking the property company to refund the property fees already collected, and asking the property company to bear the corresponding liability for breach of contract. At the same time, the owner can also ask the property management company to rectify and maintain the environmental sanitation, public facilities and safety in the community to ensure the living environment and safety of the owner.
